Project Manager Or Gc ?


how much should i mark up on a remodeling project i am doing all the leg work like the phone callls setting up appointments picking supplies up, ,supervising, advising,researching, keeping job site clean and also at the same time i am the owner of my own painting company which is obviously involved in this remodel. my question is what am i and how much should i ask for when i am handling all those responsibilites? aside from the painting i got that under control.

you lay 25lb bricks i play with a paint brush youur the sucker and i was asking before i write the contract i have not written it yet i am just wondering how to tell this guy hey this leg work is gonna cost you but in a more pro fesssionale manner

What I'm wondering is if you should mark up your painting services? I mark up subs 20%, sooo can you mark up your own work? Probably not quite ethical.

You can do it one of two ways. Charge $x per day or per week for management, or charge it as a % of the overall project. Most successful remodelers would suggest a markup of 50% to 67%. Some use a sliding scale as a project gets bigger. Some mark up labour and material at different rates. ie: you may find it tough to mark up kitchen cabinets 50%, so you use a lower amount for big ticket items.

If you have time before you close this deal, buy and read a book on running a GC business. There's lots you need to know besides markup.

This is a contractor's forum, but we try to be civil. You didn't make your first post clear on this point. GC's can charge anywhere from 10% of the material cost, to cost of the labor and materials plus 10%, or 20%, or whatever the market will bear. What you really need to consider is what exactly are you responsible for? As a GC, I am the responsible person when things go wrong, or questions arise....are you qualified to make these decisions and deal with the subs you are lining up? What about the conflicts and problems that always occur on a remodel job? Are you up to speed on the IRC codes, or your local codes, and are you pulling the permits for the job? Are you carrying the insurance on the job and maintaining the file of certificates of insurance for the subs? Are you licensed or insured for being a GC?

Lots of guys think 10% is too high.....well....for a remodel, I would not consider it for less then 20% of the total job...and now you know why.

How much do you think your time is worth on an annual basis?
Take that number, divide by 2000 (manhours in a year).
How many hours have been allotted to this job?
Multiple the two.
That's a good starting point for you, no?

The estimating program I use has a line item in it for supervision - I use that to account for time spent meeting and managing subs, as well as ordering materials and meeting with inspectors. With some time and experience managing different types of jobs you will be able to forecast how much time to budget for these activities. The result will be that you get paid for your time in managing these details, and your company should receive the overhead and profit that this line item is marked up.

If you are buying the materials, paying the subs, etc, you are the G.C. If someone else is buying the materials and paying the subs, you are a project manager.


A percentage of contract is appropriate for both, but more for carrying the risk as a GC than as a PM.

If you're a General Contractor, you better have earned the rank.
Had at least 15 years experience in EVERY single trade, as the General is in charge of it ALL.
He writes the guys checks that do the work.

These are all under the carpentry trade I believe. They are subtrades.
Vinyl and aluminum siding installers
Insulation installers
Floor covering installers
Drywall installers
Carpenters
Painters/Wall paper hangers
Stucco installers

These are thier own trades.
Roofers

Masons

Plumbing

Electrical

HVAC

Theres a heck of a lot more trades than 12 if your counting painters as thier very own trade and not under a subtrade.


That would still make him 100 years old unless he started before he was 10.
