To Office Or Not To Office That Is The Question


I have a chance to rent a small office in a neighborhood that we do a lot of business in. Right now my office is in my finished basement. I am currently at a weird place as my productivity at my home office is way down due to newbotn twins and my first born son only 19 months. It seems when I am home I get nothing done. The kicker is this, the rent includes a window bay that I can have lettered and logo'ed, internet connection a shared meeting room and small parking lot for $150 Month. Is this even something to debate?

$150.00, I spend more on q-tips every month, not really, but I bet I know someone who does, I won't mention his name because this would be moved to the P&R section, but that's as cheap as hell, plus now you can hang a Playboy calendar on your wall. If it wasn't so far I figure out a way to get it from under you, I'm even thinking of moving so you better grab it quick.

S**t, I am moving to NY!! J/K.

Seriously though, that is MORE than a steal, and i'd sign that lease yesterday. I pay $11,250.00 month for ours, and that's a 3500sft office w/ 21,000sft warehouse. That doesn't include utilities,etc..just the space. Although, I do also have land rights included in that, I just have not done anything with it yet. My plan in the begining was to buy the development from the landlord, but hasn't panned out......yet.

The ability to concentrate without distractions alone is worth $150.00!!! Plus whoever said it gives you so much more professionalism as a contractor is right, it gives you a sense of personal accomplishment, and your customers a sense of peace seeing you have an "offical space". Do you feel more comfortable walking into the Home Crepo, or someones backyard and down to their basement to buy your tools?? It just gives off a professional status, and shows you are succeeding in business.

You got a sweat shop operation running we don't know about?

That rent makes me cringe, but DAMN homey...that's like a playground for me. I would live out of that space...seriously, I would never go home.

Yeah, the rent ain't no $150.00 thats for sure!! But, for the space, and in my market, it's really not all that bad. Comp's in our general vicinity with the same sqft are going for $11,000.00-$16,000.00, so compared to other areas, i'm on the low end. Rory will tell ya, MD/DC/VA isn't cheap in general!!!

No we do wall and roof truss panelization, both for ourselves & for our competitors who find it cheaper than fabricating them onsite, that takes up a little over 1/2 the warehouse. The other area is for new plaster & plaster restoration, ornamental work like moulding, rosettes,GFRG, etc..and we also install doors/frames/hardware, and my manufacturer does not do any finishing on wood doors, so I have a room set up for staining, when the job calls for it.

But I also use it for equipment storage, scissor lifts, forklifts, lull, scaffolding, general tools etc..21,000sqft fills up quick!! I could use another 4-5,000sqft!
