Leaking Water Under My Foundation Plate In New House
My house is about 1 year old and I am taking in water on the south side of my house, The brickie had the brick stepped in to far from the foundation brick ledge so I chipped that out thinking that the water was standing on and walking down the foundation, but after tonight that didn't help to no avail, so my next step was when it gets warmer out to seal the brick on that wall because it gets slammed with the wind and the rain so bad that the brick gets completely absorbed with water , I do have weep holes every two courses on the foundation. Has anybody had this problem or have had sealed their brick and if they did does it work, I have talked to other mason's and they said that might work, This may sound funny but I cannot talk to mine because he is out of business which doesn't help, So any help would be greatly appreciated, Thank You

I've heard of many cases where the brick is very porous, and sealing has stopped a persistant leak.

What is the height of the sill above the outside grade?
Do you have a primary moisture barrier attached to the wall with a drainage path between the brick and the interior wall? You should also have some flashing behind the moisture barrier to direct that water away from the wall/sill and out through the weeps. A moisture barrier is essential in all construction to provide for preventing moisture into the house, especially at the sill and around the windows. It is very common to have improperly installed windows (2/3 of the time historically) and water gets in the wall and shows up at the sill after runs down to a barrier. The water near the sill is just where the water shows up inside and not necessarily where it gets into the wall.

I have the necessary flashing considering I put them on, I have a stainless water dam behind the brick thats why I am stumped, Yesterday took a 4 inch hole saw into my rim board and found that the distance between the brick and the wall is only about an 1" which is B.s , THat's what happens when family helps you out and screws you at the same time, He was just too lazy to use cut brick in the inside corners , the wind out here is crazy the rain is almost sideways, talk to inspector today which he happens to be a mason by trade he told me to seal the brick because certain brick are more porious than others, any other suggestions would help thanx's
