Investor Financing For Specs

Getting tired of dealing with banks and brokers? Has anyone funded a spec project with private investors?

I own the land outright and am looking for someone to fund the construction (mostly just material) and be willing to get their interest paid at closing. So a six month investment of $150K would return $160-165K.

Tried searching on the net, but most hard money lenders are for rehabs.

I've done it Many Many Many times....all with the same investor. And never with a dime of my own money. Wrote an article on it with JLC a few years ago. Do a search over there with my name Sam Morgan and you will find it. It was in the July 2002 issue.
