1. Make decisions to keep project on proposed schedule

2. Maintain utilities; Power, water, etc. (Mainly renovation work)

What are some things that you make clear/request of the customer before beginning a project?

We have a detailed project checklist they sign when the contract is signed. It covers all kinds of things that don't do like R&R window blinds and/or treatments, moving furniture etc. We also specify where material is to be delivered and stored, the need for ready access to electrical, water and a staging area for tools (brakes, table and miter saws etc), limiting work area access to kids and pets, removing knick-knacks and other valuables from interior walls when we are doing siding and a number of other things.

It really helps cut down on any "misunderstandings" once the job is in progress.

Selections. On any project , it is stated on our contract when certain selections must be made so it won't hold up the job. In an ideal world, before we begin during the design stage. We also assess the site before hand and specify where we need to stage materials and work stations.

We do full service remodeling for the most part, and I would say 85% of our projects are on second homes. We have no problem removing and storing, and or moving and protecting their possesions , including pictures, art, knick knacks, entertainment equipment, appliances, clothes, really anything. It will be in the scope and estimate. Many of our clients don't move/pack anything. I do it personally, take pictures, save them to a computer file, and print them and write measurements to where every thing went on the photo. Its not unusual for me to take 100+ photos.

When they are residing in the home during construction, we make sure the water and electric is back on every day, every thing is clean, organised and tidy, dust screens with zippers are in place, ect. They really do.t have to do anything but make selections and write checks.
