Yes them & FHB (Magazine & Archives) - the cost is made up with just one little Ah-hah moment & I generally will find a few gems each year or a reminder on how to do something you haven't done in years (the forums like this one are great - but sometimes having that hard copy with pics & knowing it's not someone being a smart a55 helps)

Question, how are you Guys marketing your service? Is it word of mouth to your existing customers? Or do another marketing method?

I pulled all of my marketing in 4/09. I have so many contracts going and not enough trained and interested people to handle them.

If I can get 2 more people trained I will start running adverts in the Rental mags, newspapers, and rental associations again next January.

Wizend ... That sounds great. And really, can't you find qualified help? I'd tend to think that in these times, help would be plentyful. At this point, do you favor the maintenance contracts or the remodel projects? Or is your reasoning for tapping into the maintenance market is service the smaller needs with hopes down the road for future projects?

Re: Home Maintenance Program - Ideas, Suggestions,

In my experience with my clients, for the smaller handy/maintenance issues, it's either they totally neglect them, or some have unqualified unlicensed help, which in more than one Instance I've cleaned up after them. For the large projects, yes I'm the one, smaller ones are ignored , unless a favor is asked which 99% of the time we don't charge. I'd really like to have a system in place to meet these needs

Skilled labor is a serious problem in my area. There are plenty of people looking for work, but not many with the skill to notice problems that may be hidden.

We also have problems with transportation needs for some reason. Plenty of people looking for work but they don't have licenses or proper vehicles.

I guess in the long run I'm focused on the remodeling projects. This started just as a way to offer rental home owners a way to stay ahead of phone calls from tenants.

Some Owners will actually not know the condition of their property until a tenant moves out and that could take years. You also have those that don't take care of stuff so we deal with alot of broken windows and doors.

Painting is always amajor issue. I would say that painting has been 40% of my business over the last few months. 90% of which is coming off of these maintenance contracts for repairs.
