Has Anyone Had An Estimate Like This?


Hey, everyone. I just went one a 600 sq.ft Mother -in- law addition estimate. The customer seemed to be the real deal. She works for a Hotel chain. She said she would like a place for her Mome and Dad to have there own space. This space would be attached to her existing home. Hip roof and built to 130 mph wind loads. Block walls poured cells. Plumbing for the new bathroom. Electric, block, pad with footers, trusses and new shingles to match existing home and new A/C with ductwork. So me and my partners broke this job down with all are subs. We came in at $98,000.
I come back to her and shoot the price. She says my price is outrageous! I said what is your budget? Well I do not know but I have Two other prices. I asked what our there numbers? One was $54,0000. and the other is $24,000.00. She tells me these to companies build her bosses hotels. But, when our first meeting took place she tells me these Two companies have a punch-out list longer than her arm. I really try to weed these people out. But, she sucked me in to her distorted view. These people will lie right to your face. Is there something I can do to kick these type of people to the curb. Before I waste time and energy on there unrealistic dreams?

$163 per sq. ft.?Ouch . Maybe you could get realistic with your price.Not sayin-just sayin.

How can you compete with illegal alien , inexperienced , no overhead and cut throat bidding wages , especially NOW?

She will be thinking about you and your number when she see's what shows up at her home to break ground.

Remember , buyers are lyers.

Look at it this way , you never had the job so you didnt lose anything but a few hours estimating ,if that.

Tell her the price is your price, she will either take it or walk.
.... don't come down to the bottom feeder prices that she's gotten already.

Had you presented to her that you have a design / take off fee associated with what you do of $***.XX I'm sure she would have telegraphed what she was all about right then and there with a WHAT???? I'm not paying that! The other two companies who build for our hotels with punch lists a mile long didn't charge me that!

That probably would have openned up a quick conversation about her other low-ball bidders and saved you a lot of time and money or it might have given you a chance to educate her on why you place a value on your time and services and they don't.

I think 98gs is a lot of money for a job like you described , But material is over 20,000, and 24 or even 54 g is just silly .I would be happy to do a job like that for around 72000. I am biding on a job now thats 24x26 with a 2 car garage under it for around 80, 000 the job is larger with master bath windows doors new siding and lots of inside Reno total job is 140 ish but i mite go up or down a few thousand . I don't think any one around here can get the bank to give up the coin . around here last year a home was worth 450 gs now the banks are valuing them at 209000. I hope the cash starts to flow soon . It looks like a long winter.

Here, on the right side, that would run from $200 to 250 a sq. ft.

We must be in the same pricing neighborhood. I would not get out of bed for an addition at less than $200 a sf . Like Mike said amazing the difference the zipcode makes.

Guys 250 a Sf seems like a x2 on price . Ive worked out side NY city for a long time and there is gobs of money around but we would have to be doing something pretty fancy for 250 a foot . I wish i could get 125 a foot . I see builders doing jobs for $90 a foot all day long . There are some guys around trying to get $150 sf but they are doing a lot of fishing.

I think I'd rather go fishing than build an addition for $90 a foot

yea 90 sf is way cheep , but i have no problem doing them for 115 or 125 sf for a square box job. I make good money if i can work 2 or three at a time and turn one over every three weeks or so , its fine. I lost a 137thousand dollar job tonight the other guy was at 100,000 . I think the job would have gone for 160ish last year. The material was around 45000. + subs and labor. The HO mite still go with me if he can get some money from the bank but it looks like a spring job at best , or it may never be done , they have a lot to think about .

Pirate builder, I feel it really depends on where you are located. Here in Florida, we are building to 130 MPH. More clips, bigger footers poured cells. Costs more money. Also what is your time worth? I would have been holding her hand and babysitting. Also tying into her exiting house. I also do not use any Illegal labor. Which I know the other two companies bidding use. Actually I really should have been around $200.00 a square.

Doesn't seem unreasonable at all to me price wise. If I sold for less than that, wouldn't even cover overhead.
