Getting Paid From GC's


I am just so busy on these fourms today. I ma sound a bit whiny. So have a little patience.
It's been one of those days.
I have a GC i'm workin for that has 3 basments going on right now. I have gotten 2 finished and I have been paid for 1 in full. The other passed rough electrical today and I was expecting a check, becasue that is how we have the payment schedule setup.

The GC shows up at the job and is thrilled that we passed and asks me when I can get to the other basement to finish it trimmed out. I asked him about the payment for the current job and he says "I left my check book at home. Plus I need to pic up another payment fro the homeowner. So, I can pay you Monday" He has used this excuse so many times and I am sick of it.

I pay my bills, on time, and expect the same of others.

My other GC's mostly pay on time.

How do I deal with this? Do I use the basement Trim job as leverage to get paid?

So I am assuming you don't think you will get paid on Monday either?

If you are worried, refuse to start the other project.

I just hate the principal of being lied to/ not paid on time

stand up to him - tell him you won't start another project until you get paid


ive forgotten tons of things - but I've never forgotten the checkbook. Although that can happen


and i don't call the sub out unless I have the money for him. If I'm "waiting on another payment" ---- that means I don't have enough money and am depending on a payment to cover you (sub)

Not a good position to be in

AND --- you do not always get that "payment on Monday"


AND - if he's tight on cash like that ... things could really snowball out of control



So why would you want to start another project with him??

You set the terms of payment and working conditions before you accept GC's as clients.

My rules are: invoices submitted every Wednesday, paid on Friday.
No work accepted unless past invoiced paid.
Never allow a GC to fall behind more that (pick an amount). Mine is $1000.


Carve this in stone and stick to it. The worst than can happen is you will have to find your own work. For a master electrician that should not be a problem.

I love it. He just fired me for saying those exact words.
Then he called me back and said he had a CHecky after he realized he doesn't have enough money in job to hire someone else.

Ok kind of a funny story. As I've said before I worked for framing company for a lot of years. When I was younger I used to get the roofs of the houses we framed,and do them on weekends. Well I did a roof for this shady builder who we knew for years(he always paid,but never on time). The day I was finishing the roof he shows up. Yells up to me on the roof and says he'll leave a check in my truck. I was shocked! Usally took 30 days for him to pay. So when i finish the roof i go to the bank, i pass the builder as he's coming out of the bank. "Hey,how ya doin" he says. i go inside,sign the check hand it to the teller,and she tells me that he just now closed that account!!!!
The next morning we're on his job again(framing). He show up and I say WTF? "oh did I right you a check from that account?" I'll get my check book and stop by later to pay you. And I must say he did,four days later!

My subs get a check when I get an invoice. If they bring it to the job they get paid then and there. If they mail it, I write the check on sunday and it goes in mondays mail. Sometimes they will fax me an invoice and ask for quick payment. I will mail it that day or they can pick it up that day.

My framer is always slow with his bills. I have to keep bugging him for one. I don't have him bid it, just frame it and bill me (I do that with most of the subs I've used for a while). He seems to be to busy to figure out a bill. Oftentimes it's a month or more before I get one.

The last two houses he framed (about 3 months ago) I wrote him a check for most of the job but knew that was less than what the final amount would be. I'm still waiting for the final amount.
