Gc Advice Neeeded
Hi all, I've been lurking for a while and signed up today. Background is as follows. Grew up an electrician, dad's a master/contractor but works for Ford Motor, I went through apprenticeship in the IBEW, worked there 7years, have been working at Ford for 6 yrs. I will be testing for my Masters License in sept 06, I currently have a Builders License as well. I have done a lot of electrical construction (industrial,commercial,and residential), and have done a number of flips as well, and consider myself a good craftsman in most other areas of building as well, and have numerous contacts with concrecte/brickies, hvac, my brother is a journeyman plumber, so I have access to "subs". With the outlook of the American Auto Industry I would like to get into construction full time. I would like to be a GC. Any info,thoughts,advice you guys could offer will be greatly appreciated. ANy thoughts on LLC,Scorp, Inc, things like that would also be helpful. Thanks

Hey wirenut, I was in a very similar situation. I also started as an electrician in the Ibew I bought 2 and 3 families the last few years, rehabed and sold them. learned carpentry skilles and got my builders lic. Got out of rentals for now, because I believe 2,3,4, and six unit bldgs are priced too high. I started blding new. I bought a lot and built a spec house. I learned an awful lot. The only things I subbed out was, concrete, framing, drywall and roof, and carpet. Ya it took me a while to build it myself ( about a 1000 hrs) which came out to about 100/hr after it sold. now i quit my job and building another one, this time more efficiantly. I consider my first house and education. One of my goals in the future is to do less work, more volume, which means hire more subs. The one thing I do enjoy doing is the site work. I have since bought an excavator and a dozer. This has cut down one of the largest expenses in building a house
