First Project..advise Needed.


Hi All,

I am venturing into the world od Development after a few years in Property Sales.

My project is a 430 sq m Dormer Bungalow with an attached double storey garage and sunroom to side. I will be acting as PM throughout using a timber frame supplier and subbies throughout.

I have been quoted on average 130 for a close panel system. What do people feel it would cost to finish to basic spec minus Kitchen/bathrooms etc.

Facade is render and slate 60:40 split.

Sorry for the beginner q. I am new to the business.

Look past the ribbing and read the message.
Your question is ridiculously impossible to answer in the form you were hoping. You will find out how difficult it is to pull together an accurate budget for a project armed with a car load of blueprints and a cell phone.
Hint: Contingency , go big

...lol...sorry my question was a bit off the wall. A few too many after work...I am Irish!!

I think I better start again. My role will be purley ordering materials and organising the various subbies on site. The Architect will be handling all day to day building checks.

The property market in Ire is ****ed...We need to get a basic well built product for as reasonable as possible. Eg basic bathrooms, kitchens, wardrobes etc. We will use closed panel timber frame with all doors, windows etc put in at factory.

When I think of a better way to ask my origional q I will do..lol

Blanc & yes even you SelfContract - you both need to put your locations in your profiles

Blanc - look through the threads here, it will help you figure out not to ask the proverbial how much or going rate questions as there is no right answer

Dont get discouraged Banc, you got off pretty easy......so far. Look around on this site there is alot of knowledge to be gained and lessons to be learned.

This is also a very, very specific pricing question. I assume you are talking about SIPS or some variant? You've mentioned they come with windows? Man, there aren't gonna be too many people can answer that beyond the manufacturer.

As far as I am aware there is more of that going on in Europe than in N. America, and the vast majority of folks on this site are in N.A.

Keep looking on the net, you will find places that are a lot more specific to your question than here.
