Escrow Accounts


I am looking for some direction on how to get an escrow account set up. I have a client for a relatively small buildout (under $100K) who plans to fund the job out of pocket. I have been burned before by clients who contract for work and then don't have enough funds to pay the total contract.

Is there an easy way to have them set up some sort of escrow account that the funds are placed in for disbursement based on a neutral person reviewing the draw requests, such as the architect? I don't want to over complicate this or create a lot of legal expense as the job won't support that kind of expense.

Any thoughts would be greatly appreciated.
