customer tracking software

Does anyone have decent contact management customer tracking software?

I deal with a lot of landlords with multiple houses and multiple tenants and would like some software that can track the owner, multiple houses for the owners, and tenants information for each house.

any suggestions?

ps. i would like it also to someday be able to integrate with a pda when i get that technical.

Tere's so many on the market. I find a notebook and pen works best.

My quickbooks came with seperate customer manager software. I believe that it some how syncs itself with quickbooks (I never use the customer manager myself)...

There is also third party software for your pda, that will sync with quickbooks as well... It was something like Lowfatsoftware? Can't remember, quickbooks recommended it to me.. I tried the 30 day trial, and seemed pretty good...

The problem was I was creating waaaaaay to much work for myself. I have found ways of just editing my quickbooks data to fit my needs... I also agree that the best on the fly note taking device is still a paper and a pen...

I use ACT. I tried Quickbooks too but it does not work as well with contacts. I hot sinc to my PDA so that I always have the last email that I sent as well as contacts and appointments. I also have a document feature in it as well so that I can have a copy of the contract and any other documents I need right there on my PDA.

Service CEO is the best I've seen yet and we've tried out numerous ones trying to find one that had it all for a smaller budget.
