Custom Home Contract sample

Hi all, I am new to the forums and I am searching for sample contracts that GCs use for the new construction of homes. I see a lot of 1 or 2 page contracts that certain subs would use, but when dealing with the entire home I would think I would need a little more coverage and detail.

I also have read in builder magazines that a lot of contractors are starting to integrate "escalation clauses" in their contracts to guard against the rising prices of materials?

Anyone have thoughts on this issue or maybe a contract I could see in order to start my own?

I would have two contracts or at least two parts to my contract. Heck I even have two parts to my contracts right now. Front side scope of work, back side terms of service. If I were to build a home I would have one document identifiying and describing what work is to be done, and allowances etc... I would then have another document with all the legal mumbo jumbo, and I would consult a lawer for aid on this document.

as the name implies, contracting is what it is, and not to mislead you, I couldn't draft you a new home contract for your subs to abide by if you paid me... but, simple contracts in general are for simple work and you should consult a lawyer who specializes in such matters... but, many subcontractors are looking simply to get in the door with gc's who are awarded contracts or are funding jobs that are going to be done period, and are willing to negotiate the work as it is worth at fair market price, for a job done as spec'd and ontime, based on simple, plain, legal terms. How new are you to the business of new construction ?

I have been a project manager for a modular home builder for 3 years building both commercial and residential, I've had my general contractor's license for 1 year and I stick built my own house. Keep in mind I subbed most of the work on my home except for flooring, grading, etc. So I'm pretty familiar with all the steps and have a great sub list of reputable folks. I am also set up with STOCK building supply. They have numerous resources and subs in case I need one. I just got my W/C and G/L insurance set up. I am trying to learn QUICKBOOKS 2006 in order to set my finances up. Lord knows I'm no accountant!

I was just curious to see how other GCs draft contracts for "cost plus" type projects. I already have a great contract for "lump sum" contracts with a draw schedule etc.
