Cost Plus, Included Vs. Excluded Language


I usually do large remodels on a cost plus basis. Last one though the client wanted to exclude some large parts of the project thereby reducing my fee.

I did a search of the business forum and did not come up with anything for cost plus projects. I'm looking for some language on what to include or exclude for my next one.

Does anyone know of a good template for that sort of thing?

How about an introduction!!

On the jobs I have done cost plus means just
that. I liked it because the job was flexible and the
owner could add or deduct as they saw fit.

It almost sounds like you were counting your potential
profit and then lost a chunk for take aways.

New here, sorry if i'm unfamiliar with the etiquette of posting.

"Large parts" was referring to say the kitchen. I'm looking to avoid a situation where the owner and I agree on the scope of work, develop a budget of which a fee will be calculated and then the once we start the homeowner says "well thanks for getting this all closed in, and we'll buy all the big ticket items from here on...." etc.

Where do the introductions go?

"Large parts" was referring to say the kitchen. I'm looking to avoid a situation where the owner and I agree on the scope of work, develop a budget of which a fee will be calculated and then the once we start the homeowner says "well thanks for getting this all closed in, and we'll buy all the big ticket items from here on...." etc.

When I do a high dollar job, any job for that matter, I consider it a huge bonus if I don't have to fool with the appliances. I'll install them, but between shipping delays, back orders, freight damage, that's not the color I wanted or that's the wrong model let the owner go to Home Cheapo or where ever and absorb the headache. Then when something is wrong or doesn't work you're off the hook. It still seems to me your crying sour grapes because you projected a profit & didn't get it. Don't forget it was cost plus.

griz and jhammer, There was a thead here not to long ago about "loaded Hourly Rate vs ???". I couldn't find it quickly and need to run. It was a good thead if you can find it. If not "I'll be back" - tomorrow.

Been at it ten yrs, working eight days a week right now! Have two projects going. Both are challenging remodels, (found old work and wiring that makes you want to find the guys that did it and ask them " why? and how could you do that?"), but timing is working out right so far.

Finished framing the roof yesterday and laid the grace just as it was getting dark. Built the cheek walls today as the wind was picking up and spent the rest of the day tearing out ceilings with vermiculite remnants.

Broke my favorite hammer last week

Exactly the way I look at it.

With appliances, they can shop you in a big way too. (Appliances can be compared apples to apples) I don't even sign for appliance deliveries. (Many times I am asked to because I am there for their 8 hour window) When I have had to do this (and this is very rare), I make the delivery personnel open each box, and I spend time examining each one in ridiculous detail.

As soon as you become a middleman for any type of appliance, you open a pandoras box. IMHO
