Contract Advise Wanted
I have been in buisness for 6 years and have earned a reputation for high quality. Due to our reputation we have just picked up our first really big job.
The job is a very large addition, extensive remodeling to existing home, landscaping, etc. Estimated value $500,000 plus. As this is our first project of this size we would appreciate advise as to what type of contract we should present to the owners and possibly what percentage markup on subs and material and should we charge a project managment fee? We just want to know what would be fair to all parties concerned. Owners do not expect a fixed price full contract due to scope of job and number of unforeseen conditions. All advice appreciated. THANKS. Last edited by SKETCHLEYS; 05-22-2008 at 07:24 PM. Reason: spelling error |

Re: Contract Advise Wanted
Ok...so what have you done in the last 6 years with mark-ups and management? I would hardly think a half a mil project is the one to learn on....if you are fishing for numbers, 10% is a starting point.

Re: Contract Advise Wanted
I would advise you to learn how to spell advice. That's a really good start.

Re: Contract Advise Wanted
Mark your subs up 20%
Mark up material 20% Charge 30% management fee. Anything less and you're not doing yourself justice If the Home Owner balks at your prices, dump them like a bad habit. It's a bad sign that they are not in good financial standing. Don't even look back. Send them to me, I'll straighten them out for you ![]() good luck. |
