Consultants
I recently became interested in assisted living facilities and am considering building and owning one. I enlisted the services of a consulting firm who specializes, ( and owns ) , these types of projects. I was extremely impressed with the numbers they put together for me from the number of units per age/income qualified population, to the costs of operation 5 years after completion. I believe I could take my numbers to any bank and get the funding for my project. First i need to find a piece of dirt.
Point is, these consultants are out there for assisted living, (which will be or is huge), but they are probably also out there for any type of project you can think of. I now have a better understanding of how people can borrow 5, 10, or a hundred million. Accurate, undisputable numbers and projections. 15 k for my numbers. I was impressed. |

At one time, I did some work for one of the largest ALF in the US of A. After 6 months I noticed I had not been paid. I called and got the chief pencil pusher. I asked for payment and he infomed me that he decided when I would get paid. At that moment, I decided they were COD only. That is cash only, no checks no credit cards, Cash Only. When we were called for service, I figured the price, added 20 % asshole tax and waited for the money. we then scheduled the work. They did have someone "service" the life and safety equipment on a regular basis. of course their servcie provider was the cheapest around, so not everything was done to code, but in Oregon there is very little code enforcment. I think a couple of times when we got called for emergency work, the staff took up a collection so the money was on site before we arrived.
we did work for one of the larger ALFs in Idaho and Oregon. Same thing, once I waited 11 months to get paid. I sent them a letter and fired them. They begged me to continue the work and paid promptly for a while. then it was back to the same old crap,not paying on time. the last time they called, was over a year ago. I was not even nice enough to return the call. Most of the ALFs don't make much money. The state and feds set the rates they will pay, but the government sets the standards of care and that makes it difficult for the ALFs to make much money. Presently only about 50 % pay promptly. The other 50 % are slow. Some, we do not work for except by contract for each job, with specific payment schedules. I would not invest any money in an ALF, unless you have got the need for a tax shelter. fireguy |
