Re: Construction Index Numbers

If you are doing commercial and need to submit your bids in CSI format then it's the way to go. If you are doing residential, I like the NAHB's Subsidiary Ledgers for Direct, Indirect and Development costs.

nahb. org/generic.aspx?genericContentID=29577 (take the spaces out before org in the address)

Before the NAHB stuff was so well defined I developed my own Phases of Construction that tracked residential construction much better than CSI. It also used only 10 major phases so that each could be quickly reached in QuickBooks with just one keystroke:

000 General Conditions
100 Site Work
200 Foundation/Structural Concrete
300 Rough Carpentry
400 Roofing/Waterproofing
500 Service Systems
510 HVAC
520 Plumbing
530 Gas Piping
540 Fire Sprinklers
550 Electrical
600 Insulation/Drywall
700 Finish Carpentry
800 Interior Surfaces
900 Exterior Completion
