Appliances on loan for builders?

I'm working on a budget for a house I'm rehabbing and appliances is on my list.

I'm wondering if anyone has heard of a situation where an appliance store provides appliances on loan for free and there would be an advertisement in the house saying where the appliances came from and how much the new homeowner could buy them for? If the new homeowner declines to buy them, the appliance store takes them back.

If this kind of "program" does exist, what would it be called?

Neat idea if you could get someone to go for it. On the other side, if I was the appliance dealer, I'd be considering potential damage (scratches and dents) if I had to take them back.

There are home staging companies that will set up the home with furnishings and little touches like pictures, candles, simple draperies, plants, etc. I don't know if any of them will provide appliances for the staging or not. A real estate agent is who you'd contact to get in touch with a home staging person. Some of the REA's do staging as part of their services.

Appliances should come with a home, however. Not putting them in for your rehab is a big mistake, in my opinion.

Not sure about the free part, but One of the 'Flip This House' ( I think) episodes worked with a decorator did what they referred to as staging a house to sell it. Don't know if this was a staging service or just rented furniture and appliances or a combination.

I am familiar with the home staging companies and plan to use one when it comes time to sell. None that I know of provide appliances however.

Call on of the home centers and ask them about their return policy.

Now that you mention them, I really do not know if the appliances were furnished. Usually when they flip a house, they will put in new appliances on those shows. I bet it was only furniture and accessories that was furnished by the staging ppl. This was the 'flip this house' in Texas ( I think) by the way.

Dust ball, you might want to think about doing this - if you are going to flip more than just one house, buy yourself an entire suite of appliance, do stainless steel and get a deal on purchasing the set - microwave, stove, oven, frig, ect.

Consider them inventory.

Rehab the house and install them. Use them for leverage. Get an offer, if it's full, who cares, if it's below your asking, counter with a dollar amount that is right for you and state it doesn't include the appliances. They take the house without them, you keep them in your inventory for the next one. You'll make more money with the appliance bump depending on the value of the house, average priced houses, the buyers will pay extra, even if its more than the appliances would cost to go buy them themselves, because shelling out $1500 in cash to purchase their own appliances is way more physiologically painful then just paying an extra $2000 for the house and seeing their mortgage go up $14 dollars.

Try it, it works.

I know that this is different according to area. Here, the appliances usually go with the home.

Everything is negotiable.

New home builders will take you on a trip around the world if you buy thier new home, give you a free mini van, buy all the furniture for the first floor... throw in your landscaping...

Thanks for the tip. I did have that in mind and it may be the way we go. The plumbing estimates I've been getting have been thousands of dollars over my original $5,000 plumbing budget so I'm looking to cut costs elsewhere and appliances came to mind.
