Any Demographic Advice?


Does anyone know of a website or office that can tell a person what homes have sold for and in what location say over the past few months. I've heard there is such a thing that realtors use but there is a hefty fee involved (thousands/month) for the service. Any ideas?

Where do most of you gather info. and demograpics for your future investments in residential building.

The US census bureau has all cencus information online and free. This gives you all the demographics you will ever need.

I have local realtors websites automatically send me the listings weekly of all homes for sale. I browse through these listings when I have time. Now the pricing being shown is list price, and not sale price. However it's close enough and free.

Thousands? Mayb like $50 a month, it's called the MLS. There are plenty of online services and off line services that produce new homeowner lists, just do a google search.

Mike I'm looking for what homes SOLD for in what location. I do know the mls listings (for sale). It's free! The cost is associated with finding information on those that have sold. Anyway, thanks for the responses!

That's why I said the MLS. The MLS hold historical data for the last 10 years on every sold house that was ever listed on the MLS. Any Realtor should know how to do this simple search to generate any report you want for sold homes in any area you want. I generally do this all myself by using my friends MLS passwords.

Have you heard the term "comps"? This is how realtors come up with the value of a home they are gong to list, they run "comps" to see what similar homes sold for.

It won't be free or available online, I'm talking about the true MLS not some online watered down version of it. Like I said all you need is a willing Realtor and they can supply you with whatever you need, even in a common delimited format that you can enter into Excel.

In my area many local newspaper publish addreses and sale prices. Also the county assessors office has a site that you can track sale prices going back a number of years.

Grump, I couldn't find any kind of targeting tool on the census site.

Can you target there?

Go to zillow.com

Put in the address.

It has last sale, current value, exactly what you need.
