I have been around enough seasons to have a clue to whats going on. I was there in the mid 80's during a horrible time in construction and banking. Saw both of those turn around and thrive in the 90's. Saw the tech bubble forming and bursting. Same thing with the current housing bubble. These things go in cycles. I believe the current downward cycle started at the beginning of 2006. That is probably a year or so sooner than what most think. I am an optimist. I am also a thrifty businessman. I have never owned a new vehicle in my life and I do not spend more than I make. Sure, banking is going to change in the coming years. It will change for the better ultimately.

This is the 3rd recession that I have been a business owner in. I've learned that recessions suck in the short term but can be extremely beneficial if you understand them. That said, if I had a choice I'd rather not experience another one in my lifetime, but if I do, I'll be ready again.

If you are not right Mike then there will be real trouble ahead. What about the over 300,000 people that lost there job in July? Or the large amount of people that will have maxed out their unemployment by December?

NEW YORK, Aug 5 (Reuters) - An overwhelming majority of U.S. commercial real estate executives believe their industry is suffering and expect it get worse, according to a survey by the Real Estate Roundtable released on Wednesday.

Some 93 percent of the 120 chief executives, chairmen, presidents, board members and others polled said commercial real estate prices are lower than they were a year ago, according to the Roundtable, which represents commercial real estate owners, developers, lenders and managers.

Eighty-two percent expect values to remain roughly the same or erode further in the next 12 months, the survey said.

Hotels, office buildings, shopping centers, warehouses and apartment building owners and lenders have been grappling with declining rents and rising vacancies. Meanwhile, prices for these assets have sunk has the credit crisis has dried up sources to finance sales or refinance maturing loans.

Colin Dyer, chief executive officer of Jones Lange LaSalle, one of the world's largest real estate services companies, on Wednesday said that prices for U.S. assets have fallen by as much as 50 percent

This is my 5th recession and I'm siding with Mike - I'm already talking to people about spring work. That the stock market is recovering certainly isn't hurting...

Stock market recovery by 6 months or so. This time it rebounded in March. September looking good. We are booked now til probably the end of the year.

What I meant to say was. Stock market recovery usually precedes the Econoic recovery by 6 months or so. According to history.

i'm happy for people that have work booked out, as do i. but, i think we have to be realistic... we don't make much here anymore, unemployment is very high, the gov is printing money to make up for the lack of consumer spending, and we are *hopefully* making headway out of the second worst economic period in our history.

say that you are going to be as successful as you think you will' is misleadin'g. it'll certainly help... if you work in an area with a lot of govie jobs/spending.

Government jobs, Union jobs, all the welfare stuff will go up. The rest will still be cheap labor for the most part.

I don't see much increasing except inflation.........but I hope I'm wrong.

Can't say that I know which way it's going to go. Once i was talking to an elderly client in the fall about the upcoming winter. I had mentioned the farmers almanacs prediction. She replied with, Dave, ask me in March how it was. That is the only prediction I'm comfortable with.

What I do know is we've had a pretty slow year on the heels of a catastrophic winter. Still we've held firm on our pricing, lost more work to lower bidders (percentage wise) and reinforced the idea that we cost more but.... to those that hire and recommend us. I've had my tool belt on more this year than in recent years.

And we are doing more sales calls now, which precedes increased sales. I've seen plenty of years where we do 1/2 the years volume in the last quarter and am optimistic that this could be one of them. What Mike is saying props up my optimism a bit more because it makes sense.

So without saying which way it will go we are getting ready for a sharp increase. We are streamlining our sales process so we can get accurate quotes out faster, increasing marketing efforts and staying in touch with those we want to put back to work. We are also developing a new product line which may be a handy niche that is not being serviced in our area.

It's be ready or be left behind time.

Coincidentally, everything you do to prepare for a boom will help you survive if it does turn out to be a bust.

What they are learning is the harsh reality others had predicted.

With more and more businesses folding the need for NEW offices are declining. Any one wanting an office can move into one already built.

My personal opinion is for once in a long time commercial/commercial residential is the worst part of construction to be in now.

It use to be something that could carry you through the holidays as alot of residential stops before thanksgiving and starts first of Feb in my area.

The majority of the construction stimulus money will roll out in 2010 so I think this will combine with an already improving economy and be a gangbuster time for construction. I'm gettin' my dancin' shoes all shined up and ready to go.
