Your Opinion - Shake Conversion

I'm almost thru escrow period on a property.

It's got a shake roof (allegedly 'heavies' which were really mediums). No leaks. It's got about 2 yrs left in it (3 maybe).

Let's PROGNOSTICATE!

The question 2 questions I want to ask (you can ask any additional ones you want) is (1) would you re-roof in 6 months (for financial reasons, as the economy is DEAD slow & we know what OIL costs now) OR in 24-30 months (when the shakes are dead?)?

(2) What would you go back with?
(shingle? what type? underlayment = FELT or SYNTHETIC? or would you go standing seam. I'm not doing TILE; I don't like it)


Basically, do you think oil is going through the ROOF over the next 24 months?

Through your cedar shake roof, that would make a big hole. Just re-shake it.

...Standing seam looks nice though a little industrial. The paint oftentimes doesn't last as long as it should. There's one just a half mile from my house, about 10 years old, with 1/3 the paint gone. It's streaked so it's clearly a manufacturing issue.
...Architectural asphalts can be better with fire, can look good, and are reasonably priced.

Standing seam, done traditionally instead of commercial looking. Copper would be nice and last nearly forever if the installer know how to float the roof properly. Well, that also applies to all metal to some extent.
