Wood Shingles: When To Recommend Replacement


At what point should all wood shingles on a roof be replaced rather than area repairs made?

in my oppinion wood shake should be replaced when it starts to split of get dry rot these two things will depreciate the life the shake and may lead to leaks

Replaced with? There are a few methods; When the anticipated repair costs for 3 or 5 years will outweigh the cost of replacement or come close to it. Another method is when the damage goes beyond X% of the roof.

Kenton & Ridgid-Bryson, first welcome to CT, would you mind posting an intro here?

Ridgid --- Next question, are you prepared for a fight with Ridgid tools & the use of the same color orange that they use & HD?

That is where most companies choose a number that works for them - I have heard numbers from 5% up to 50% & some of it depends on if they like doing repairs. Avg I would say is between 10% - 25%.

You are looking at a job for either patching a wood shake roof or replacing it with shingles - how much would it cost to replace the roof? Then figure out how much they are looking for in repairs, how much per year afterwords inc. regular maintenance? Present the numbers to the HO & let them decide. FYI, as shingle prices go up, it may be cheaper now then waiting till later.

As for shingle roofs, it depends on the life left, type of damage, do they mind seeing shingles that don't match, etc...

I see your in the Colorado market, can you please clarify if your really talking about wood shingles or shakes.
If you observe an eroded surface, cupped, cracked or spit shakes or shingles, or if you find a lot of moisture damage inside the attic it's worth considering replacement. I think that if you find a slope with the noted defects above consisting of about 20% of the square footage replacement should be taken into consideration. This is mainly to due repairability factors causing additional damage while you work on the slope and damage to peripheral roofing while trying to replace defective roofing.

This is for a course on roof inspection for home inspectors. It's for inspectors all over North America, in all climate zones.

HAAG Engineering has come up with a Replacement Cost Versus Repair Cost Formula, called the D.U.R.A Formula.

It would be advantageous for someone from NACHI to take the courses from them and get their Certification.

I don't have the formula readily handy at the moment and it is hard to find through a Google Search. You will often find things written about it that just refer to it, but not the actual formula itself.

I believe that one of the Free PDF downloads on the HAAG Site, through their Store allows that one to be downloaded for free though, but I am not 100% certain.

Ed or Ridge,

Did you ever take the HAAG CRRI course last year. I remember the thread and can't remember which one of you started it. They are having a Commercial course for my area (DFW) starting in Sept. I am kicking around taking the course on 4/15, but the fees are now $825.....I could've sworn they were around $400 last year.

Sorry to hijack. BTW, my threshold on maintenance is 15% spent of the cost of replacement in a year.
