Question

What Would You Charge?


Theres a old lady, a friend of the family who has a small roofing project. She has a 16x16 building she calls the pump house. Its like a 100 year old building that use to have a well pump in it. It has a hip roof and needs shingles bad. I figure there is 320 sqft of roof to cover. What would you charge to strip and replace it? I dont see any rotted wood to replace.

Lowes has shingles for $13.00 a bungle, 3 to a square. Im figureing about 400 bucks. Should give 2 of us $100 each for the labor. I dont want to burn her but Im not going to work for free either.

$100 isn't working for free? After taxes and such that's like $70. Sure it's only 3 squares but with setup and cleanup it's going to take 6 hours... watch! Plus travel time getting all the materials, you are talking a full day of work for a shed...

4 squares? I'd charge about $900. You have to charge extra for the small jobs.

NOT a roofer.
I've learned more than too many times that doing a "friendly" job often backfires.
Making friends doesn't pay bills, nor do they pay to take my kid when he wants to go out to eat.
You and the customer are on completely different planes of reality.
Customer has NO idea you gave them a break, at the jobs end they start asking why the stock wasn't more high quality, why the asthetics aren't perfect....etc.
The job never goes as smooth as predicted, then you're working minimum wage with aching joints afraid to mention any extra's and the customer senses that you're "moody".

The building is 16 by 16 and this equals 3.20 squares?
How about the overhang, the slope factor, the waste factor? Dump Fees, tear off, starter shingles, bull, drip edge, cap shingles if it's a hip. Any vents on this? I'd be around $1,350 on this, and thats a nice old lady price. JMHO

Being you are not a roofer, $400 is probably enough. Getting shingles from a box store, you shouldn't make any more than that.

The price we would charge is probably about $1000, but that would be for a customer and we would want to get the house roof also. Cheap jobs aren't good for referrals.

Well I told her $600, the roof is 16x16 not the walls of the building, I stripped it today and boy is there rotted wood. But they have alot of lumber laying around and its not plywood its the good 1Xs. Her son stopped over and I guess they want some new facia too. The only problem I had is there was around 90 trillion nails in it. I think if I did it again I would want $1200 at least. Her son has some felt hes said he was going to drop off tonight so that should save me some $.

You also don't want to be putting shingles down on 1x material, you should repair the damaged 1x and then sheet with ply, osb. Then shingle. Read the package.

3sq, tear off with sheathing, drip, cleanup, etc., $600 doesn't even start.

She wanted to to nail some boards over over the roof where the leaks were. Shes 90 years old so Im sure it will hold up fine for her. I do remember reading someplace to put shingles on plywood or osb, was probably on a package of shingles. This is only the 3rd roof ive done in my life that wasnt a metal barn roof.

I understand what you are saying and going through Michael. It probably shouldn't have been brought up here. These guys here are mostly salesmen working in big cities. They don't understand why or what you are doing.

It's a pump house guys, not an upper class home.

I understand it's a pump house but 600 is really light, it should be double that and I think Micheal now realizes that, am I wrong Micheal?

You made me laugh when I read this. You are far from wrong, $1200 seems about right maybe even a little more.

Don't take this wrong, but on another thread you stated rough plumbing for a single bath & kitchen should cost $700.
Do yourself a favor, if you get any bids for remodels - get the subs in to look FIRST, before offering even a tentative ballpark, effectively painting yourself into a corner.
Trust me, it's another lesson you can skip learning the hard way.
