Question

What Is The Average Price Per Sq.


i am just curious what the average price per square is.. i have a roofer who can do a quality job with lead pipe jacks and 30yr shingle with 30lb felt for $245-$250..not including steep and high. he does a 20yr for $215-$220. i have seen people charging $159 for 20yr and $179 for 30yr.. i also figured out that exactimate and insurance will figure a roof for over $300 a square. please give me your thoughts or input on this subject. why such a big price difference? i am in the houston area. i really enjoy reading everyones threads and responses.. thanks

There is a minimum post count for posting in the P&R section, I think it should be doubled for how much questions in addition to learning the secret handshake. Then all they would have to do is post the threads in an undisclosed rotating location.

You haven't really enjoyed reading very many posts or you'd know better.

For good info on how to set your rate try searching Michael Stone, Jerrald Hayes or tree fiddy.

Why the price difference - its simple, most contractors don't know how to price their work properly (see Michael Stone & others listed above for more info)

Sure you might have enough to eat Mac-N-Cheese & get a case of beer, but that is not what running a business is about

The people charging 180.00 USD per square will fall off the roof and sue for about $10,000 a square. I am assuming you are in actuality a home owner trying to gain enough knowledge to "bargain" your contractor down from his original price.

Am I wrong?

300 bucks a square? ARE YOU HIGH? more like $300 PER shingle, that isn't an easy job...

Now granted I have a lot of I&W on it. There were two lower pitched roofs the HO wanted covered with it. But even if you take those out of the equation.$3355.23-595.20=2760.03+6%(tax)$165.60=$2925.63.
Now lets forget the $50 coupon I used, so we have $2975.63.
On 23 square. $2975.63/23=$127.20 per square. Add in a dumpster and permit. I hope you're not paying any employees to work this job by the hour, because if you are at 179 you just went into the red.

it depends, normally around 300 a square, labor and material, sometimes it's 350 per sq. or sometimes i do the old material x 2 or 2.5 or 3 if its a steep one.... if it's a nail over it's 300 providing that it isn't steep

It depends on where you live. Where i live example 23 square 30 year landmark somewhere between 7,500-8,000. This would be getting the job down rite. Ice and water proper venting etc.

But they will get 4-5 other quotes for 4,000-4,500

The job that material invoice is for, sold for 8K. Owners are very happy.
