Shingling My Own Home


Hello all, I'm an interior remodeler and doing it well for the past 25 years.
The time has come to recover my roof, I have several questions I hope can be answered.
I have a small ranch, 21sq, 3/12 pitch

#1 In your opinion which system is better as far as longevity vs cost is concerned, metal or shingle, I'm aware or the pros and cons of both and I could sway in either direction?

#2 Of either system what brands should I stay away from, aka: (the brand from hell)

#3 If I decide to with shingles, what nailer is the best to use, ie: bostich, hitachi, dewalt, senco. Which has the best resale?

Any help would be greatly appreciated

I like my Hitachi. here in NJ everybody seems to lean toward the GAF timberline 30 year or the equivalent in tamko or owens corning. Will you be tearing off or doing a re-roof? Have you ever done roofing before? are you familiar with the butt up method of doing a re-roof?

My roof has only 1 layer but I'll strip it down to the ply, the last time I did a roof was 15 years ago: owens-corning 15 yr desert tan. I imagine a few things have changed since then, I guess it's time for some schooling.
No, please explain the but up method

if your tearing it off theres no need to explain the butt up method beyond telling you that you butt the top of the new shingle course against the bottom of the existing courses above it to get a uniform smooth roof overlay. this also results in the very first course being a three inch exposure.

3 on 12 low pitch ,should have ice +water shield on entire,full soffit and ridge venting,GAF Timberline or TAMKO Heritage both excellent,as well as certainteed landmarks,IKO ,and BP are the brands from hell, Bostitch rn46 is the best nailer on the market,sets nails more exact and w/less air pressure than the Hitachi

All good advice.
I just started using the Certainteed Landmarks and found that they are very consistent in size and easy to lay. The overlay is cut square with the base ply of the shingle,where the GAF's have a slight overhang ,so it's easier to keep a straight line along the bottom of each course.
The beauty of the laminated shingles is they will not fail in the slotted area of a three tab shingle and you can get a 50 year warranty.
My opinion on metal is that the cost is much higher and they do not look good on some homes.If you have an older home where the roof has sags or is out of square,you'll be shimming every panel.

Just got back from arzee supply. picked up Tamko AR-30yr shingles,
not a bad price, 1/3 less than Home Cheapos Timberline, actually their price on timberline was better than HD.
Very friendly, helpful and professional, I would highly recommend this company to anyone in my area looking for a roofing & siding supplier.

The Mahwah branch? the East Brunswick branch is 4 miles from me. they are all under the Allied umbrella now. so i dont see Murray at Eb anymore. guess he sold it. My salesman there is Pete Waldron

I dealt with the Middletown, NY branch, J Rodriguez is my sales guy, knows his stuff, I'm impressed when a salesman can answer any question off the top of his head and pick up what I might have missed without being pushy. In my opinion a class act.

Don't recover, tear off. Period, end of story... especially if you are concerned about longevity.

Don't even consider metal roofing on your own home if you haven't done this before. Metal will probably last alot longer if properly installed, but this takes a ton of know-how.

Recognize shingling is easy but flashings are tough and flashigns are the most important areas of your roof. First put ice shield on those flashing areas, as a secondary backup, but you can't put ice shield if you don't tear it off so tear it off.

3/12 is double felt or ice shield entire. Might as well ice shield the enite if it's your own house and the cost increase is minimal.

Hitachi is what most professional roofers swear by, but why not just rent what ever crap you find at home depot? You're only goign to need it for a day or two. Why mess with the resale?

VENTILATION VENTILATION VENTILATION. www.airvent.com www.rollvent.com now is the time to correct any ventilation problems. research what is right for you home (I wouldn't do ridge vent because it is 3/12).
