Rubber Membrane Roofing


I have a friend that has a home with flat roof (metal) and it is starting to leak. I do not do any roofing. Roof is @ 1600 sf. They want rubber roof. What are going rates on something like this. I have a roofer I use but he doesn't do rubber. Ballpark is fine. I'm in NC

What your asking my son has many variables[lol] honestly will he be ripping i hope not a overlay .Lived down there for awhile most of the metal roof i remember where what i call smooth pan if you could post pics.Im sure we could get you in the park ever thought about the new pvc panels look alot like dimensionals? Just a thought.

I am a roofing contractor & I specialize in flat roofs, typically commercial / industrial, but occasionally residential. I live in West End (Seven Lakes South). I prefer to install thermoplastic roof systems, either PVC or TPO, mechanically attached or fully adhered. If your friend has a 1600 Sq. Ft. with a leaking metal roof currently installed. I would assume that he would want me to tear it off down to the wood deck. I would then add a layer of rigid board insulation either EPS or Poly Isocyanurate, normally with an R-Value of 10 - 12. I would then install a PVC Prefab system named Custom Seal which carries a 15 year water tight material and labor warranty. The approximate cost for this project would be $6.25 per sq. ft. or $10,000.00. I hope that this helps! Chris Anderson - Roof Construct, Inc.

Tpo can only be laid with a sep sheet over eps and if useing eps or hd board i would worry about condinsation.[just a thought]Custom seal is a great product i love the stuff i myself do 85%pvc,tpo,ib,ect.There are alot of pvc manufactors that have a shingle pattern now in there line up that look real.

What type of metal roof is there now?

What's the pitch of the roof?

What type of edge metal?

What type of insulation to be installed?

Any insulation to be removed?

How many penetrations and what kind?

Do you mean rubber (EPDM) or modified bitumen? Most guys who don't know any better call modified bitumen "rubber" when it really is not.



Ball park with the very limited information you provided, no less than $700 a square. Tear off & dispose, 1 1/2" ISO insulation board mechanically fastened, 60 mil EPDM mechanically fastened. Includes NO edge metal. If it's a small job less than 10 squares, then the price might even double. Too many unknowns.


Question, how can you bid a job off our prices and not even have a roofer that can install it? Your best bet is to find a roofer that can install the system you want and ask him to quote it for you.

IB is great and it is the flat roof membrane we use. I would stay away from epdm, as well as tpo (tpo is just a personal preference, while epdm is garbage in my opinion. But let's not start a war here)

Any way, in your situation, i think the best would be to use Acrylic coating. It will easily give your roof 10 yrs. maybe 15-20... all depends on how many coats are put on, how well surface is prep, etc. But really it is greats stuff and the best way to keep your metal roof alive. Also costs a lot less.

When we are faces with leaky flat metal roof, we don't even consider the membrane any more as too many PITA's are involved. Like say we did a repair on a power plant. Well, that was a space metal building with no deck under the roof. Roof was the deck.... SSR
You can't tear that off.... it is ridiculous... Doing IB the is also insane as you'd need tons of custom-cut EPS (locks were 2 inches with 16 inch span) and special screws and lots of them... any way, we did the coating and it works great.
