Roofing Nightmare


here it is= remove and install new= 200 sq of ballasted epdm roof with all the descriptions you can think of: ballast stone to be removed and reused, concrete base,2 inch thick insulation, 50 penetration pockets,3 ac units with limited amount of penetrating duct work,no parapet walls, easy acces parking lot around building. 10 feet above ground, 5 skylights( 4 x 4) curved mounted, 5 drains 10 inch diameters.needs new commercial gravel stop edgingroof is over 28 years old and full of leaks. location:Afluent greenwich CT any rough prices!!!

I'm not sure if this is a question because there are no question marks...
But...Let me ge this straight..You are a roofer asking how much to charge on a roof job?From strangers on the internet from all around the country?

hey fellas, thanks for replying.... best wishes to all of you this year. However, it is still a fair question despite of personal opinions.... What is your bid for a roof like that?
My purpose is not to underbid anything and mess up an "already messed up market".

It is a u shape building( 3 wings)all rectangles. The first area of the wing is 200 feet by 50 feet. the middle area is 25 x 200. the third area is the same as the middle area. It all equals 200 roofing squares together. we are planning on using 10 x 50 .60 Epdm. I hope this helps....???

Wow! Let me start off by stating "IN ALL DUE RESPECT".

In all due respect, you have unfortunately reached a forum of professional contractors who discuss only the important factors that affect our businesses. Again, unfortunately, price is not one of those factors. Henceforth and thereafter, it is rarely discussed here other than occasionally to remind us all that facility managers such as yourself, care absolutely nothing about anything but price and most definitely are not in our sigths as potential clientele. What I will tell you is this...the accurate bid for this project is the one from the contractor who has hundreds of EPDM skins on the wall, can complete a project like this in two to three weeks tops, disrupt the daily operations of the facility the least, has adequate financial backing, management, equipment, and supervision to produce the result you desire. However, you and I both know that you will pilfer this job to some out of work, uninsured contractor who bids this for tens of thousands of dollars below the accurate market price. Good luck with all that and call me when it leaks.
