Roof Repairs


How do you guys bill for roof repairs. I have customer that used to be my fathers 20 years ago (my dad retired 15 years ago)....to make a short story long............

I just replaced a selvege roof that my dad did 20 years ago (no ***** 20 years!). I never gave him a price on but did the work and treated him fair ie as in price of material X 3 just like a normal off and on roof.

I just re-did the valleys on the front of the house, only three years old but another story. Guy has been letting anyone touch his house since. I would again like to treat him fair and keep all his business. I'm guessing thet I'll be replacing the whole roof somewhere in the next couple of years.

Question is ...Usually on a roof on a roof, I make some where in the $1,000 a day range..I have a $100 dollars in shingles and 6 hours in it (repairs are a pain in the a$$) my math brings me to $600 Valleys took 4 bundles each to repair. Too much? ANy opinions Ed?

All priciing should be derived of how much your costs will be plus how much you want to make.

Since we do lots of rof repairs we have been able to put average pricing on various kinds of repairs, but ultimately it boils down to time + material. Time is our hourly rate which iincludes burdens and much of our over head. Materials is obviously the cost of materials plus a wee bit of markup.

having said that, never do a job again without first discussing how you will be paid. If a job is too tricky to bid give a Time and Material price... "I'm going to charge you $XX.XX per man hour for myself and if I use a helper, his hours as well. I am going to also charge you the cost of materials, I won't mark up the materials but will charge you my time to pick up any materials necessary." or "I am going to charge you $XX.XX per man hour for myself and my helper plus the cost of materials + 15%."

I don't know what a salvedge roof is, thinking you are talking about a 90# mineral roll which shouldn't be used on sloped roofing anyways, but I charge about $25 per linear foot to tear up, ice shield, and re shingle valleys. Obviously there are minimum charges involved.

With quick math I came up with my hourly rate X 6 hours plus my cost for materials plus my mobilization fee for travel time and time spent putting together proposals and invoices and asking on forums ho wmuch i shold chare so I came up with $670. These are my charges and should in no way effect what you are worth or should charge. Only you know your hourly rate.

Selvege Roofing is the half lap 90#. That was the first job that I did for him and completed and billed a couple of months ago.

I sent out an invoice for $650 last night for the valley repairs, don't know why I bothered asking. I've been getting a few of my dad's old customers. They are quite loyal and seldom are looking for prices, but for quality work and trust, the guy told me to make sure that I made a good profit before I started.

The valleys I repaired had a straight layer of 90# and cut both sides. The knuckle head (being nice) that put them on nailed everything high, and I do mean high like at the top of the shingle. I found 3 pieces of shingle no more than 4" long nailed together, top two rows with the waterways the same, etc, etc. unbelievable. I repaired the valley and told him that I would replace the roof in the next couple of years and possibly as soon as next and he has no problem with this.

Down here in florida $75 a foot is the going rate for tile valley repairs, $50 or so for shingle. $25 a foot seems cheap, But I'm a salesman and I keep half the profit on repairs.

Pricing repairs is more an art than a science. the question "how much should I charge" is usually followed by "how much do you think you can get to solve their problem".

At $25 a foot, let's say the valley is 15' long... That's $375 plus my mobilization fee added to every job for all the behind the scenes bull kaka that's $150+375=$525.

You'll have a man out doing this valley on a 1 layer easy walk roof for about 2 hours and he will use about two bundles of shingles. One man can knock out 2-3 of these kinds of repairs in a day with minimal equipment. I'd make just slightly less profit from that 1 man with a ladder and hammer as I would from a whole roofing crew with associated equipment and overhead.

However if I feel like I can get more, I am going to ask for it. If it's a 2 story or steep roof the price is going up. If it's an emergency and we need to get someone out tomorrow, the price is going up. If I don't like the sweater the owner is wearing or he is late for the appointment or I have to suffer through his bad breath... the price is going up. But if it's a little sweet old lady that reminds me of my grandmother and she served me cookies during my estimate, her price is $525.

the selvadge is actually called s.i.s. how good it is depends on your experience w/them-I`ve seen `em last 20 yr.s,and others 20 minutes

I wasn't going to say that, but I agree 100%. Also price is sometimes based on the value of the house. i.e. waterfront 5000 sq ft home = more $$$$
