Roof Pricing


I have been working with a potential customer since Dec. of last year, pricing was good for 30 days. 3 months later he calls and asks when we can start and please provide revised pricing. The price went up apx. $1100. ( not that much considering the total.) Now he whats to get more pricing.

Job description:
65 sq. 5/12 pitch, 1 story ranch, gables with 2 low pitch saddles apx 9sq.
. The saddles are inbetween a couple of roof areas to enlarge interior space.
So we have a total of around 73 sqs. Pretty straight forward job, only real saw work is in the saddles. 8 roof areas for 5/12

Tear off: 1 layer heavier ( 275-300lb ) laminated asphalt on 5/12. Tear off 1 layer hot mopped asphalt. ( saddles )

Install: 3/4" x24" handsplit and resawn raw untreated shakes. Quality material ( hand nailed ) Aluminun edge metal. Saddles, 43lb, heatweld base sheet, smooth APP top layer ( priced during winter for better workability )

The past several years we mostly have been doing another type of roofing and trying to get an idea as to where we are at price wise.
The downturn in the economy has me pricing things up I havent done much in a while.

Please give an idea as to what your pricing would be. Thanks guys.

Oh well, thanks anyway. I thought I would be able to get an 'idea' as to where my overall price was.

The only one that will know if your price is good is yourself. I know it's not much help but you are the one that knows your operating costs and desired mark up for your area.

As far as this customer goes it sounds like he got a price from you 3 months ago and spend the 3 months also talking to other people to see what the cheapest price was. Now he's pissed off because your price has to go up, well hello everything else has went up in the last 3 months starting with gas and when gas goes up the cost to deliver materials goes up.

I wouldn't even bother with this person you gave him a price and now a new revised price. Either he wants you to do the job or not, tell him the longer he takes to decide the more it's going to cost.

To me he sounds like a P.I.T.A. I would gladly reccommend him to my competition and let him eat up all their time while your working on something that your going to get paid for.

Through out the 2000's i have been a one crew company so i don't bid commercial/specialty roofs anymore because i simply don't have the man power to spend the higher amounts of time on one job.

Based on current labor estimates and material cost in my area a roof like your talking about would sell between 500. and 600. per squ here in my area, and thats just removing existing sgingles/mop down and installing the shakes/heat weld, if your installing a breathing system under the shakes, cutting in new venitlation or re placing decking etc that cost would rise.

This is an off the top of my head guestimate, not an actuall quote.

How much does the Cedar you are bidding cost just for the materials right now? Those prices fluctuate so much and rarely going downward.

the homeowner did say after he said there going to check other prices that he would probably go with us. ( havent we heard that before )

I get the wood from a broker on the west coast , therefore getting better material at a lesser cost. I have done this several times over the years. The last bunch was the best I have ever seen. Wood quite possibly better then from Wilson at a considerable savings. ( guys from the area will know ).

Aaron the job is in your neck of the woods, Shorewood. Homeowner said they wanted to get a price from " Mueller" in Joliet.
Never heard of them.
Fuel went up so that affected the transportation cost.

I really don't price by the square, per se.

I line item out every segment and use man hours or historical figures to come up with a per foot price for each item.

T.O. Architecturals
T.O. flats and saddles
Drip Edge metal
30 # Shake Liner Felt
Cedar Breather
Cedar Install Price for a W/O pitch
Ridge Vent
Step, Counter, valley and saddle flashings
Dumpster/Dump Trucks
Clean-up difficulty and accessability

Material costs, if they are different from my plug ins in my data base.

Generaly I dont price by the sq. either. But it all can be worked out to by sq. with a simple mathimatical caclulation. Division. However based on historical data one has at hand a ball park figure could be brought forward without to much difficulty.
I was simply trying to get an idea as to what range our total price would be at compared to others. Not looking for an exact price per sq.

I dont think I typed so much as trying to get an idea as to others ball park cost. In hindsite, I m actualy a little sorry I asked, seem like a waste of time.

Sounds like the HO was watching pricing on shingles at Blowes. Prices just dropped there for the 20 year junk shingle. If you combine this with the housing market cringing right now we can see his expectations.

I just had a customer to try this same thing and I had to explain that the price doesn't go down because some materials dropped, It usually goes up because you made me wait.

I was willing to help out, but I don't know any ballpark for the material cost you were using, especially the Cedar. I wasn't going to call Wilson for a quote just to run some fictitious numbers.

Here in the NW the cost of #1 heavies is around $325/sq. Nothing has gone up like shakes in the last few years. The last job I did new const, 6/12, 70 sq was around 610/sq if that helps any. No tearoff obviously. Seems like three years ago I was paying around $135/sq for the same shake.

Mueller's own crews arent qualified to do that job. They sub their shingle work out to hacks-n-smacks and generally lowball the flat work. I havent a clue how they even pay their "southerly" workers at their pricing.
