A Roof Leak


A couple months ago I roofed this garage-breezeway built into the side of a raised ranch house. Behind the breezeway is a all glass sun room with a very slightly pitched roof. Like a 1 in 12 pitch most likely. The top of the sun room roof plane connects one inch below the top of the fascial line of the breeze way roof.

During installation I put drip edge on and the lip of the drip edge fit nicely over the one inch elevation of the roof to sun room roof conection.
I let the ice and water sheild drape over the drip edge and onto the glass of the sun roof.
and I put 12 inch roll flashing over the drip edge and let it lay 5 inches past the drip edge onto the sun roof.


I'll be damned but the sun roof is leaking where the two roofs connect. So far only in the far left corner which is in line with the corner of the raised ranch house edge. Which could be a siding issue. Or I need to strip off all the drip edge, flashing, ice and water off and plug it all with silicone and re-cover everything again. (Can't walk on the sun room).

Any ideas?

Sounds like you took the right approach with the way you did the ice shield. Before you go tearing into what sounds good check the other area. Was this roof done because of a prior leak or does it leak now that it has been changed? You mentioned siding corner I see too many leaks come from bad siding jobs like open top corner posts that hold water at the bottom because of tar. I would look at that and other tarred or siliconed areas, my attitude is water travels the path of least resisstance block it with tar or sealer and what gets in cant get out.

Its been a while since I've read Grace I & W shield specifications, but I seem to recall that in the event of a gutter being attached, (In your scenario, the glass sunroom is attached), that the ice and water shield should be applied prior to the gutter apron drip edge and go down the fascia board and get tucked as much behind the gutter as possible.

Your from MA, so, you probably have decent snow melt and ice dam potential. Is there a snow back up against the fascia board and gutter apron?

If so, then it is probably getting UNDER the gutter apron and the I & W shield, and melting and leaking behind that junction.

You put shingles on a 1/12? Rip it off and put down a membrane suitable for low slope applications.


Pictures would help diagnose this.

I put my ice shield behind the gutter and when I am feeling really adventurous, I strip in a piece into the gutter as well, and all this is done before the flashing is installed.

No Grumpy,

The glass sunroom that abutts the sloped shingle roof is the 1/12 pitch.

Thanks for the insight...


Here in the coastal Northeast we're covered in a layer of ice. I'll have to address it when it thawes. It's not the most complicated fix, just putting it out there.

Post a photo of the area anyway so we know if we addressed it properly.

You never answered the question if it is a glass solarium roof panel or is it the aluminum skin insulation paneled type.

Next chance I get to go to that job I'll take a photo and post it.
It is a glass solarium panel I presume. Being that it is completely transparent, I guess that it is not covered with an aluminum film. The problem in my mind is either...

The glass roof pitch is barely a pitch and a driving rain forces water up into and under all the flashing I installed against the cornice frame of the acutal house roof.


Or there is water getting in a hole in the corner of the house (which is cedar sided with cedar shinlges) of the second level of the raised ranch and is traveling behind the flashing of the breezway roof to the house and down into the cornice frame of the breezeway and down into the sunroom.

I'll post a picture, because I understand I don't describe it well enough.
