Restoration Of TPO Or PVC ?


Hi there everyone.
Long time lurker.
I'm in charge of the maintenance of 6 flat roofed buildings. The paperwork on the buildings roof work was destroyed (fire) before I came on board here. We have what appears to be TPO or PVC membrane on 2 buildings that has begun to spring leaks. At least 17 years old at this point. I read alot about coatings of various types but I haven't found much relevant info on elastomerics being a viable solution to get a few more years out of these types of membranes. How can I tell the diffence between the 2 by the way.

Also the other buildings have granulated mod bit roofs that are at the end. I had a roofer look at those roofs and claim that he could spray polyurea on it and give me a leak free guarantee of 20 yrs. Is this possible? Sounds to good to be true.

Any help would be appreciated.

Contact either AaronB or Tom Hay who are both registered here for further detailed information regarding polyureas.

It really is supposed to be a very good system, but requires an experienced contractor.

Do not rely on a coating. If the systems are 17 years old, it is time to start thinking about scheduling replacement. You can make repairs if the leaks can be pinpointed.

Thanks for the responses guys.

I've done some more research and found that the TPO's and PVC's leach out plasticisers over the years and make it difficult for any coatings to stick so we'll probably try to patch as much as possible until the owners can get a budget together.

Besides the obvious cost advantage to a coatings system over a new roof, the thought of being able to expense the coatings as maintenance was appealing though.
