Pricing Help In Middle Tn Area


Hello All Would anyone be able to tell me the average price per. SQ. in the middle Tennessee area for the following:

shingle roof installation?
a single layer tear off?
plywood replacement per sheet?

I think about .70 per shingle. Just make sure you count each shingle

The prices keep going up and up, along with the workman's comp rate for roofers. Last I had done was just after a storm. I got prices betweem $80.00 a square to $100 a square tear off, and another $80.00 to $100.00 for the new roofing. material included. I remember $85.00 a sheet for decking on someones quote. You could get a rough idea from the RS Means book too. I think the prices were a bit elevated at the time becuase of the recent storm elevating the demand! Roofing prices make me feel old thinking back to puting on three tabs for $10.00 a square when I was a kid.

$0.70 a shingle and count them all!!! you were kidding right! lets see 5" x 36" coverage per shingle. So it takes 80 shingles per square, times
$.70 =$56.00 a square! I can get ya a whole lota work at that rate.

Yeah I was kidding. It's hard to set a price per square. I have a set price but then you factor in all the other things that come along with the roof.

$80-$100 per square for new roofing, materials included? Last roof I did, I averaged out the cost of materials per square and it was about $120/sq in materials! 3 bundles of shingles cost $60+, then you have starter strips that you use at the bottom of a roof and for a soldier course up the rakes, then you have ICE&Water shield for the bottom 3' and all the valleys and other protrusions, then you have drip edge, regular flashing {the need always arises}, and of course step flashing, and you can't forget the nails - they cost too! And then you have to buy special ridge cap shingles and the cobra ridge vent breather, felt paper, staples - etc etc etc. And of course waste and F-ups. I always assume however much the shingles will cost per square - the materials total will be double. At least if you are over - you can think of yourself as a professional, for a change, that charges markup on materials.

So $125/sq. materials
$100/sq. remove old roof, set up scaffolding, and cleanup
$150/sq labor to put down roof - { I assume 2 man hours per sq. minimum
as this encompasses doing all the labor of putting down I&W, felt
drip edge, getting the shingles up on the roof, getting planks up
on the roof, setting up roof jacks and installing planks - and of
course tear down of scaffolding} Chargin an hour of labor to staple shingles per square - without realizing all the other time spent is just stupid.

And of course add cost of dumpster

$375/sq plus dumpster. So call it $400.

You can find prices here in MN for a walker one layer tear off from $150-350 a square, all by licensed contractors.

Last Summer subbed a bunch of easy tear offs from a large insurance restoration company for $150 a square with dumpster, Landmark 30's, two rows of ice and water. The shingles were $40 a square then now there $51 a square and I'm getting $300+ per square all the way to $450 a square for one layer tear offs.

My little brother subs from a few contractors and he's getting $100-120 a square for labor on and off with felt and ice and water included. By way of comparison the competition (Mexicans) are getting $60-80 a square and some haul away debris.
