Polyurethane Bid

I've been requested to bid on tearing off an old gravel & dirt roof & replace with polyurethane foam. It's a flat 82' x 16' with foam to within 2" of a parapet one end and 8" of a parapet on the other end. I've never been involved with polyurethane foam, so don't know how to bid this. Of course I won't be doing roofing myself, but sub it out, but I'd like to try & get an idea how I can get close with a bid without having to drag a roofer out to the job at this stage where I don't even have the job.
Any advice?

Re: Polyurethane Bid

I would try to get several core samples from different areas and see how well adhered to the substrate the foam is sticking. The degree of adhesion will determine the degree of difficulty regarding the tear-off.

Why not get a roofing contractor you intend on subbing out to go and examine it if you do not personally have the knoeledge to assess this situation yourself?

I am not experienced with polyurethane foam applications except for what I have read in the roofing trade magazines. A more well informed contractor on site would be your best advise.

Polyurethene foam coating? Isnt this a coating for existing roof systems and not the acutal roof covering? Also the parapet is supposed to be 30" min isnt it? You might want to find out if your on the hook for bringing this up to speed and by all means send the sub who you prefer to deal to investigate the system. Ask him questions to learn he wont care as long as money good.

Re: Polyurethane Bid

Tom,

I believe he is referring to a "PUF" system. It is a sprayed on foam material akin to the expandig foam product such as "Great Stuff", you know like the crack sealers.

This is what I bekieve was on the New Orleans Super Dome, whidh is involved in alot of litigation due to reasons for failure. Prior to Katrina, though, I believe it had experienced a decent track record for expeditiously being able to be maintained and repaired. From some roofing magazine article I believe, is where I remember that information from.

Re: Polyurethane Bid

This is going on an office portion of a gym for a boys & girls club.
I've just recently passed the exams here & am just beginning a company, so even thou I know a couple subs, I have to establish new relationships to find someone who I can begin to rely on & use on an exclusive basis.
One sub whom I'd like to use has more work than he can handle & doesn't want anymore & the other I've used was quite indifferent & didn't care to build a rapport to do business.
I really didn't want to waste anyones time at this point by dragging them to the job site as I'm not sure what the intentions are for the city doing the job. I know the buildings are intended to be torn down within the next year or so, so I don't know if they just need to spend some money or want bids for another purpose.
I'm just doing the bid because the person in the local city's planning div asked me to & I think I will be able to get other rehab jobs from them to help me get going.
I hoped to get some sort of guideline to bid this kind of roof, but if I have to I'll just call a roofer out to bid it.
Thanks for the kind replys.

Re: Polyurethane Bid

am glad I got here in time...

SPF (Spray Polyurethane Foam) is a stand-alone roofing system requiring specialized heated plural proportioning equipment in order to install.

They are looking for a tapered monolithic insulating roofing system. Not just any roofing contractor can install it. It is a specialty system that requires specialty equipment, as well as an encyclopedia of knowledge of the products, benefits, limitations to be successful.

The litigation with the Superdome is not concerningthe original (or current) foam roof, but the EPDM roof that peeled banana-style during Hurricane Katrina.

SPF is the only sustainable, renewable roofing system availble.

Whether you know it or not, ISO board insulation is the same critter, except formed into sheets, mechanically fastened, and then waterproofed (roofed over).

I have more ionfo and links if anyone is inteerested. We are able to do SPF as well as polyurea sprayed in place roofing membranes.

Re: Polyurethane Bid

Hire a qualified SPF sub. You need the equipment and the know how with this type of system. Therefore I would first find that sub and simply markup his bid.

Why speculate what someone might charge? Why not know? Seems like alot of wasted work trying to make educated guesses, then re-inventing the wheel when you do get the sub involved.
