New Rubber Roof


Hi,

I was wondering what a new rubber roof would cost for a 20x10 covered porch. It is a flat roof that currently has a rolled-on roofing surface. Nothing fancy at all, just a flat 20x10 surface. This is in Western New York. I would appreciate everyone's best guesstimate. Thanks!

Thanks Bob. I will send you a wheel of cheddar cheese if you are correct. I know there are probably shortages of those in Wisconsin.

I was actually thinking about $2000, so good to see we are in the same ballpark.

Around these parts it would be around 300 a square for an SBS (cold application cement) around 50-60 a square to tear off the one layer rolled stuff. Toss on a "small job" premium and it would be around 900-1000, any flashing detail extra. Also if it doesn't have a 1/4-12 pitch, the price just tripled for tapered insulation...

Aaron, commonly people always say epdm is a commodity roof (cheap cheap cheap), but I know alot of guys who will do new construction torch down for alot cheaper than epdm.


If you are doing a shopping mall, or car dealer ship with huge square footages, then epdm is cheaper than torch. If you are doing 100 squares or less, I would say there is no cost benefit to epdm. That's how my math comes up over and over when I price jobs.

Yeah, but that only if you go with a non-adhered, non-fastened roof.

loose lay the board, loose lay the membrane, glue the seam and flashings....chit roofing, IMO.

I am around 550 a square TO&RR flat. All day long, 20 year systems.

i was going to say, 500-600 a sq for EPDM rubber roofs. i did a few early on in my business, just to get my name out there, and i was charging 400 a sq, that was a while back. used the yellow glue, and this was before the self ahesive 6" edge strip stuff came out. had to use the splice wash and black glue, much faster now a days.
2500 sounds way cheap.

EPDM is the way to go, torch down is just glorified roll roofing really. between 3.75 and 7.00 per sq ft. depending. tapered and tear off can change the game to over 10.00 per sq ft .

Tear off and reroof for 200 a square? Not with skilled labor and proper insurances. Maybe GC or construction insurance, but not a properly insured company with skilled career workers.

Jim, I took your word as good up until this point.

Just to clarify...I believe EPDM fully adhered and mechanically fastened insulation to be a quality system.

APP (or SBS) torch down is "glorified roll roofing" as EPDM is a flattened out bicycle innertube.....
