Yes we all have either a love or hate with a built up roof. I owned one and went thru hell, its now reframed and metal. I can now dance on my roof if I like.......... but in the spirit of the ?

"This roof is about 15 years old. Roof does not leak and looks pretty decent.
My questions are about the small gaps around the copper flashing at the edges of the roof, and the two areas that the tar seems to be bubbled up a little and not even like the rest of the roof. I'll post some additional pictures in the next post."

What I see in the pics shows cracked and exposed paper on the curbing (parphet) and that needs adressed. If you get a leak even minor here it can wick alongways into the field. What i posted is an easy band-aid to do to extend the life of the entire roof since any freezing or swelling from a leak here can cause other areas to swell and make a major tear. The roof is 15 now so it wont be too many years and it will be in need of a major redo and I think he gets that

Ive put pitches on several homes and when framing I have found alot of damage right at the parephet Anymore i always plan on having to do rot repair before trussing and cluase it in the bids.

I tore off a built up roof in Newcastle PA back in 87/88 when I was working for Simon Roofing, it was a 57 year old 4 ply pitch mopped down directly to t&g decking and gravel.
We did not find any bad/rotted decking either.

I have worked on several roof systems older than that, but that's the oldest flat roof I ever worked with.

If you look at this one, the flashings are failing... prolly just the field turned up and a sheet of 90# roll roofing.

Probably no multi-ply base flashings, no jute, no cement adhesive... 90# mopped right to an unprimed wall, i'd bet.

I think that remark, about looking decent, was from my original post and from my lack of knowledge about flat roofs of this type. My observation is based on how the roof looked ten years ago when I bought the house, and how it looks now. Only major change is some bubbling in the two front corners and thinning of the gravel. The edges have always looked that way. The only patching has been with two tubes of asphalt when I sealed some nails a couple years ago.

By the way, I called another flat roof company and left a message Monday, No return call yet, business must be good! If that were a sun room lead we'd be all over it.

This is the busy season for most roofers. I hate to admit but I have plenty of leads I simply do not have time to follow up with. I can't find a salesman worth spit to save my life though so some leads unfortunately go to the trash.

There's just so many problems and so many patches... It's time. If you called me out to estimate that and wanted a repair all you'd get is a price to do it right, a new roof. I am not opposed to do repairs. We do alot of repair work, it's lucrative fixing other peoples' mistakes. However i'm also not a theif and to repair that roof and take your money would be thievery. It might not be leaking now but does it make sense to replace a roof or replace a roof and ceiling?

Roof does not leak and looks pretty decent

15 years old and no leaks with apparently poor drainage - you're roof is on borrowed time.

Wow, I never knew a simple roof like this would get so much input.
Look, the roof has lived beyound it's designed life span, you can use fibered asphalt coating to fill in small cracks or unfibered emulsion to simply coat. Petrolium based coating will act as a cut back and bring a little life to the roof, but it should be replaced in the next year or so. Just get some caulk on the flashing to stop water getting behind shingles, use urethane or asphalt, and study the logic of water proofing in the IBC - free online, Sec 1500 .
