Ins Claim


Hey guys

Quick question. I had real bad ice dams this winter and it damaged the roof and ceilings in the house. The insurance company will pay for the interior damage but said the shingles where old any way. Can they do that or do they have to pay for the roof too?

If there is no wind or hail damage on the roof there is no money owed for the roof(s).

Filing a claim for ice dam damage may be a mark against your home owners policy.

Ice damming claims sill pay for the repairs for what was damaged to the interior, not to remedy the situation, if it is approved

Don't forget about the wet insulation behind the walls and mold inspection and possible remediation. If mold is created by a covered incident, then it is part of the claim, even if they have a Mold Exclusion.

They should also pay to repair/replace any damaged deck sheathing and any damaged shingles caused by this insurable event.

I agree with RidgeWalkers next post entirely regarding the homeowners and also many contractors being clueless as to what should be covered.

Ice Daming is a covered peril and ALL the damage it caused is covered in your policy. This adjuster is trying to get one over on you! He should be paying for the damaged shingles and all the additional damage caused. Insurance companies line thier pockets on the ingnorance of thier policy holders.

If you can get them to pay to replace the decking and a few shingles at the eave and if the roof is bad you can try to tell them the shingles are too old to remove and replace. On old roofs with wind damage most adjusters pay for a full replacement as they figure replacing a shingle here and there is not possible due to the condition of the shingles around the missing tabs/shingles.

More than likely like Ed mentioned you more than likely have more damage than what you can easily see. Chances are the decking has gotten wet and will need replacing which will require all the shingles on top of it to be removed and replaced. If the shingles are no longer made and a match can't be found you could try that angle with the insurance company. At least that's how it works here in MN.

IF you get approved the insurance should pay to bring the damaged areas back to how it was before the ice dams.

In a case like this it may be worth while to contact a reputable local insurance restoration contractor to bat for you. Chances are you will find a company who will know exactly how to handle this problem. The insurance company may even give you some names and numbers.

Not to HiJack here, but I did a roof last year and the home is just awfully built, it's a ice dam mess.

I went out in the winter and had to break 6" of ice off the over hangs and in the vally.

We used Shingle Vent II, Landmarks, Alco I&W 6' up and in vallys, 4:12 pitch and blew in insulation. There was vented alum soffit with about a 20" over hang.

In short, the ice damns caused some damage. I really feel everything was done properly. It backed up in the vally and it came though the roof. Should I reccommend the customer to call their insurance company? I was planning on just taking up the shingles in the vally and inspect the work again. But I can't see anything wrong with what's there right now.

Everything you stated you did was the correct preventative medicine, but nature still can overcome all methods of prevention.

Yes, it is a home owners property damage claim.

I would guess there are gutters..........Get a heat tape and install it. It will save on the shingles and your labor of busting out ice.
