IKO Roof


Sorry wrote this wrong on first posting We purcahed a 25 year roof and have had it for 9 years installed in 1995 using IKO Materials within the last 9 years of the 25 the roof is lifting and has bad stain marks on it. I had a IKO rep at the house and he agreed that the roof looks bad also had several roofer and suppliers tell me that the roof is defective. after many months of calls and letters IKO last week offerd us 470.00 for the replacment of roof we have over 45 squares and roof estimtes run from 9,000 to 14,000. should i take the offer or try small claims court in New York State. If I fight is there a chance of getting more from them???

You got 25 years out of a roof and now you expect the manufacturer to pay for a new one?

Unless you had a 50 year warranty (which I doubt from 25 years ago), you did good. It's time for a new one, faulty product or not (which it probably is NOT).

If you actually got them to offer $470 for replacement of a 25 year old roof, take it and RUN...actually....if you got them to offer $1 for replacement of a 25 year old roof, take it and consider it good money.

9 out of 25 is not cool. IKO has many problems with their shingles.

Didn't HeavyParts say it was installed in 1995? And that the roof was on for 9 years? So the roof is failing after 36% of its "useful" life. According to the IKO warranty sheet I have, the 25 year shingles have an annual reduction of 4% of warranty value. So 9 years x 4% is 36% reduction. The material portion was probably around $0.30-$0.50 per square foot, or roughly $2,000. 64% of $2,000 is $1,280. That's the maximum that IKO will pay out according to its warranty, assuming that the shingles were properly installed, and no other warranty-voiding situation existed. If they offered $470, then they are saying that only a third of the roof is affected ($470/$1,280 = 37%). None of the shingle warranties cover cost of tear-off, labor, and other expenses. Material only. So unless HeavyParts can prove that the entire roof is defective, it doesn't seem that you can get much more from IKO.

There's a chance of anything, but be aware that roof warranties are normally pro-rated from the day of the install. Also be aware that if you push for more, they will have someone out to inspect the roof as it comes off on roofing day. If they find ONE misplaced nail, or ONE mis-cut shingle, the warranty on the entire roof is void and you'll have to start all over with the installing contractor. That's up, I agree, but that's the way it is.

I'm not trying to scare you into giving in, not at all, but you might make an "anonomous" phone call to IKO and ask what the pro-rating system is and compare what you COULD get, to what you're being offered.

Good luck with whatever you decide is right.

Warranties typically only cover the cost of the shingles, not the underlayments or the accesories, or the labor. In addition the cost of the shingles will be depreciated. Depreciation means IKO will not pay brand new prices for a roof that acheived 10 years of life. I do not know what the depreciation variable is, however it's there.

My advice, take the settlement. The average life of an asphalt shingle roof in my area is about 15 years even for 20+ year rated products.

Personally I do not like the IKO product too much, and I told the local rep I think his procuts are cheap. I have sold a few Royal Victorian jobs this year though.

If IKO is is offering any amount of money you have your foot in the door. It wouldn't hurt to ask them for more money. Call the rep and tell them your bids and that what there offering doesn't cover much.

I've got no experience working with IKO but I do have some experience with Certainteed. Often times depending on how persistent the homeowner is depends on how much Certainteed pays out. On a roof in the 5 year sure start warranty period Certainteed finally paid out after it's fourth counter offer. All roofs after the sure start warranty Certainteed has never paid for labor cost's. On almost all roofs paid out by Certainteed I've done, less then 25% of the effected roofs had manufacturers defects on them and the whole roofs was pro-rated. Most commonly is shingle curling. Certainteed has been offering most homeowners with the dreaded Horizon's settlement for new shingles usually being the Landmark 30's. No ridge, felt, vents, ice and water, etc is being provided just the shingles.
