How Would You Replace Or Repair This Roof ?


Any ideas on a reliable way to repair this roof... It is on mobile home, It is heated living space. The existing roof is a 3" snap lock structual roof panel (sunroom roof).. It is very flat only about 4" to 6" pitch for a 13' projection..... The outside wall is only 7' tall and cannot be lowered any... It leaks in the seams between the panels... And ice dammed this winter

We really want to tear off the sunroom roof, and frame a gable roof, and lay on the house roof..And shingle the new gable roof....... Is this the best option..... Any thoughts ?

Gable with structural engineer's stamp for butt cover.

BTW are those reindeer tracks n the roof.

Just to offer an option, we used a product that sprays on that is nothing more than spray on bedliner (Rhinoliner) called vortex. It can be built up to fill in hollows too. After application there is a rainbow of UV protective topcoats. May be tough to find someone in your area though. We used it for decks insted of fiberglass and resin.

Thank You, for the idea, I am a little leary of low sloped roofs and call backs...... but if you have any info on the product you are referring to, I will check into it....

Yeah .... I saw that too... I don't remember them when i was on the roof, but in the picture they kinda look like rabbit tracks ... I am not sure

I'm not sure on the warranty period, but I'll do some recon and get back to you. Stuff works great for shower and laundry room pans too. I believe it's a polyurethane/polyurea product. I know it holds up great for bedliners with no UV topcoat.

Are there structural headers over those windows, or are the walls SIPs too? You'd definitely get better pitch with a reverse A, than to run a shed roof from the main ridge if I'm looking at it correctly. Looks kike the A may work with the stovepope too, barely.

Just watch how much weight you set on the perimeters of the tailer itself. They weren't made to take the kinda weight a truss or rafter system has. Consider freestanding. They are a PITA and look like hell, butit's better than the sides of the trailer hitting the ground. Other alternative would be to put some kind of foundation under the trailer.

I've done them with both rubber and Poly Glass and have had no problems.

Use Seam tape on the seams or peal and stick over the entire roof.

The flashing where the sructural foam panel roof meets the existing roof needs some work as well.

In Florida 4"-6" of pitch would be plenty, but we do not get snow, so I don't know if the roof is made to handle a snow load.

How do you guys figure the snow load on a low sloped roof?

I am not sure this was to code... ? ... I don't honestly Know if the code changes for low slopes... Up here it changes the further north you go
We are at 30 pds. per sq ft. I believe

I have used peal and seal from MFM and they always seem to leak eventually. The seams are already covered in peal and seal

There is slope all the way untill it hits the load bearing wall.
Then it is puddling on that bottem 2foot.

I think the polyglass is a pretty good suggestion.

It is a peel in stick.
Two different rolls. First roll is smooth and has measurements written all over it. 2sq a roll.
Second roll is granulated. 1 sq a roll
Probably less than 500 total for that material.

This would solve the problem.

Main roof is a big problem too.
Never should you use architect shingles on that pitch.
Nails should be rusted and roof should be failing soon regardless of its new looking age.

I would suggest installing a standing seam metal roof over the top of it.

PS. yeah, i am curious what animal made those tracks...
They are kind of big.
