Hey


You guys aren't going to believe this. So i paid 9,000 dollars to put new roof on my sisters house last summer. We'll its leaking. So i climb up in her attic. I see a sheet of osb. There is a little spot in it the size of a fist hanging down It is definately the source of the leak. Now i paid this guy to resheath the whole roof. He did 72 sheets. He did say something about a warranty. He isn't some fly by night operation. He sports the kango roofing logo. My question. He's liable to fix this at no charge correct? The roof is less then a year old and its not her fault that little section in the osb failed. So what do you guys think?

It's happened to the best of us. Maybe that was his one time mistake. Call him and give him a chance to fix it. If he does I say he still as good as you thought. If he doesnt well...

Update just spoke to him. Said he would send his brother out at 7:15am to tarp that section of my sisters roof before the rain shows up. Were fixing to get hit with 1-2 inchs shortly. I said warranty he said guarantee. I will make it rite. So that will work. Its not really his fault. It just looks like a nail blew out the osb is a small section.

The reality of it is a good roofer can still have a bad day and can cause a leak.

A good roofing contractor will make it right and not complain about having to do a FREE roof repair every now and then. I have even been known to do free roof repairs on roofs I never did.

Have had a few leaks a few years after the install and the home owner actually called me to hire me to fix the problem. After the repair would be made they would pull out the check book and I would laugh and say no charge. Nothing makes them happier to know you dropped what you were doing and came and fixed the problem in less than 24 hours from the call. One last year was a flashing detailed that rusted out in 5 years and it was fixed about 3 hours after the call. What promted me to act so quickly was the fact that I also roof both of his brothers roofs. Of course I had to pay my guys to fix the problem but the home owner didn't pay one penny.

There are a lot of contractors who even within a year of an install will not come out or will come out weeks after the call is made.

Had a home owner recently who told me she hired two other "contactors" to do repairs on the inside of her home and both took the down payment and left her high and dry. She also had a friend of a friend do some landscape for her a couple years ago and never re-hooked up the power to her detached garage.

BTW, if roofers say they have never had a call back they don't do that many roofs.

Update not his fault actual hole in roof size of fist. Thinking a branch. I mean it went through a landmark 30 thats 10 months old plus 5/8 osb (new). He said $538 to fix. I think thats reasonable. And he already repaired it by cutting a piece of ice and water going over it and nail the ice and water down. Said he would make permanent repair next week.

If it went through a Landmark that must have been some branch.

BTW, you must be some kind of brother buying your sisters roof. Your not an adjuster or agent are you? LOL!

I was actually there when he showed up. Your rite. To go through a landmark and osb wow. He said a guy would be there at 715am and 2 guys showed up at 720am. I actually went up on roof and seen the hole. Actually that was the first time i had been up on my sisters roof since i had it done. I can honestly say its a beautiful roof. Landmark 30ar mission brown in my oppion is a beautiful roof and the ridge shingles look awesome. There cropped and really dress it up. You really can't see that from the street. Oh 15 minutes after he left the rain started it hasn't stopped. You guys should see how high the kankakee river is in her town. Its up there. When you go over the bridge there is a dam and a sidewalk running parallel the water is over that sidwalk. Its usually like 2 feet below. This was at 9am and its still raining out.
