Guestimate For Roof Cost


I have a 2 story walkable roof that needs to be ripped and re roofed. I would like it to be hand nailed. It is approximately 13 square. Any ideas what it should cost me? I am in the phila suburb area and will be matching landmark (certiainteed) dimensional shingles.

Depends, hip? Ridges? ridge vent? HAND NAIL, who me? No way. would cost you wayyyyy too much.

no hip, but about 30 feet of ridge vent, and chimney flashing.

Why hand-nailed? You can put exact same nail in with a coil nailer.

I am a mason, and I can't tell you how many nail pops I come across on roofs. Hand nailed I know it is set all the time and wont pop. A lot of the shingle specs(better shingles) also wont give the warranty if hand nailed.

Nails popping out has nothing to do with whether it is hand nailed or gun nailed. I've seen the nails back out on hand nailed roofs. It has more to do with the decking, not the method of nailing.

Nothing scientific to back this up but i've seen it many times, older homes with 1x shiplap decking tend to have more nails back out than homes with CDX or OSB, those i've never seen a nail back it's way out, at least on the homes i've done.

I have seen pop ups on all types of decking and with shooting nails and staple and hand nailing.
At the end of every job we have one person on the ground looking up for signs of pop ups while one person stays on the roof taking care of the problem that the ground person points out.

Heat, extreme cold, wetness, lack of experience, trying to be the fastest installer 'no matter what', decking quality, under layment,
are all factors in pop ups.

Strip decking is more prone to pop ups because there are so many more seams for the fasteners to hit, plus knots and knot wholes, which you don't find in plywoods,
look the roof over from the ground after installing and you'll be ok.
