Going Rate NY?


Does anyone know the going rate for tear-off re-shingle in upstate NY. Its been 2 years for me and I heard it rose quite a bit?

Our rates are really different here in NM so I won't even try, but, one would need more information.

Height of eaves ( 1, 2, or 3 stories)
Roof pitch
Access
# of layers to tear off
condition of substrate
new materials to be applied
valleys, flashings, etc.
how cut-up is this roof

Take the ammount of time it will take you to do the job and multiply that by the cost per hour you feel you and/or your workers are worth. Don't forget to add in your overhead. You have YOUR going rate.

Bidding by the going rates, especially on work you do not specialize in, is a great way to get yourself into bankrputcy court. Guys who specialize in roofing set the roofing going rate. Guys who do a roof every couple years will be nowhere near as fast as a guy who does it every day so either A) they charge more and earn the same... or B) they charge the same and earn less.

Starting points for that job (labor only for install tear-off, drip edging, flashings installed, ice & water sheild, underlayment, ridgevent and shingles);

Walkable job: $125./sq. (non-walkable, add $50./sq)

With plywood: $200./sq

Basic re-shingle (over existing roof) $60./sq (non-walkable, add $15./sq)

Of course, these prices fluxuate along with time of season.

you only charge $60 labor per square on walkable roofs for a re-shingle? Last walkable roof I did, customer tore off the old layer - and put it in my dumpster { I had done other parts of the roof} Anyways I charged $250/square including materials - and earned every penny! But then again - My labor included drip edge, redoing all the step flashing along both sides, and laying down I&W for 12 feet due to lower 8 feet of roofing being over un-insulated living space, and the remainder in felt. So I guess yeah - I really did earn my keep. But still $60 per square? What about all the drive time, paying for advertizing, insurance? You would do 10 squares of roofing for only $600 in labor? I'd charge at least double!

I think he's saying that...that is what he gets paid as a subcontractor....
The paper contractors make all the money.....
Legitimate contractors with legitimate insurance , and business overhead are
struggling with anything under $335.00/ square for a strip and re-roof...1 layer.
jacklegs and weekend warriors are eating up the legitimate contractors
business. If the local code enforcement officials did their job, scab
labor rates would disappear. Try getting away with that stuff in Florida, and you might be facing jail time.......skirting around worker's compensation coverage by hiring all of your high school buddies and paying them cash is what is ruining the business for the legitimate contractor. Small shops are less concerned
about it because we make a living repairing those jobs, but customers are not spending right now, roofs are continuing to deteriorate and eventually this will
balance out and again, we will be faced with more work than we can handle, and no one to get, to do it for us.
