Garage Roofing Costs
Hi folks, I have a quick question for the pros. I have a garage, 18'x30' with a slight pitch that needs reroofing. It has metal sheeting over old 3 tab, over 1"x12" sheathing. I have had 2 contractors give me estimates. One guy said $800 labor + materials (at his cost...so he said) which he estimated at around $500-700. The other guy said $2900. When I asked guy2 how many squares he estimated it would take, he said 13. When I had measured it myself i got 9'6"x30' per side, or roughly 3 squares times 2 for 6 total...hmmm. Am I measuring something wrong? Did guy2 price himself out of it, with it being such a small job? What should I expect to pay?
Thanks for all of your imput. I would have posted in the DIY forum, but I wanted expert opinions, not armchairing from a bunch of amatuers. |

Call the guy back and see if he measured right. Other than that, no one can really speak for another's pricing without knowing all the (MANY) parameters.

As for the measurements, if that's the actual roofdeck then yes, it's about 6 squares. Can't comment much on the cost of it for your area. Also depends on the type of material you are going back on with and I'm assuming it's a complete tearoff. Unless there is other work involved or you are re-installing one very expensive shingle the second guy is wayyyy off and it sounds like the first guys isn't even a contractor as you say.
