Flat Roofs


Try to make a long story short...

I am on a finance committee for our parish and we were told that the flat rubber roof on the school is leaking and there is water between two rubber roofs and maybe into the insulation.

Questions:

What are your reccommendations? Do we consider building a new roof and installing a standing seam roof? Would that be too costly? We are tight for money (of course).

If we stay with a flat roof what are the best types out there? We are for now going to replace the roof and not go over the top of it, because of the water underneath. We want to elimate the threat of mold!

Location of your Parish may help in giving you an answer. Code for your area may dictate what you do to fix it.

as good rubber roof would be your answer. standing seam has to have a good pitch and would not be practicle.

If you want something that willl ast a hundred years or so, flatlock copper is the way to go (soldered, of course) High up front cost, but nearly zero maintenance.

Call custom seal good product and they have a good warrenty.There in ohio lima maybe well look them up on the web.

Agreed with Aaron. soldered flat seam is a excellent choice for a LONG LASTING flat roof. But I wouldn't install this unless you tear off.

You said "rubber" but I suspect your roof isn't rubber at all, but is modified bitumen. EPDM is rubber. There are some roof systems more economical than copper on the market which you can expect to last 20 years when properly installed and maintained, which would be thge modified bitumen and/or EPDM.

If you have water between the roofs, and have leakage your insulation is more than likley wet. There are tests which can be done to determine if all the insulation is wet all over or just in islocated location(s). These tests are: Infra-red, Nuclear, and Core cutting.

We have one company lined up to take some core samples. You are probably right about the rubber Grumpy. I really don't know. All I know is that it is black in color and when you work with it you become black yourself. (very dirty)

We are defenitely replacing the roof and not going over top the existing.

Money is tight but we want a good product at a good price. If it could be so simple!

Copper would be beautiful...but expensive.

You could go with epdm, I believe it works well in your area.

There are also several different PVC single ply systems available, and if you want to replace the roof again in five years, you could go with a TPO
