The lady just wanted new shingles and probably barely can afford that.

Hell next time i have my oil changed at wal-mart i might just have them overhaul the engine sense there under the hood anyway

Re: Fixing A Saging Roof Deck

Is it the decking or the rafters that are sagging. Yes pushing on the rafters has the potential to crack your mother's ceiling if thoe suypports are tied into something load bearing.

If it's sheating it should have been replaced. 1/2" 4 ply would be minimum, however 3/4" CDX preferred. Having said that alot of low budget homes around here are 3/8" Minimum code sucks!

Assuming it is rafters and the sheathing is intact and so forth, are you prepared to pay what could potentially be thousands of dollars for a cosmetic fix? We would definetly charge every bit of the $6 a foot mentioned to sister a rafter plus sheathing removed and replaced at $55 per 4x8 sheet. I wouldn't straightent he rafter personally without removing the sheathing first then nailing on new after the rafters have been straightened.

This baby cost a heck of a lot more than $ 3,000 to $ 4,000 to sister in new rafters and install a new ridge board.

Yes, 100 % of all of the plank board decking had to be removed and also then be resheathed with new CDX Plywood Sheathing.

Looks like a case of insulation blown over the soffit vents.

Re: Fixing A Saging Roof Deck

Considering how many roofs get re-trussed and re-decked and reshingled vs just reshingled, it's not hard to see why most roofers aren't a big fan of redoing the whole nine yards. Being in unfamiliar territory takes a lot more time and effort, and usually most guys I know are left with that unsatisfied annoyed kind-of feeling that comes with not charging enough . If it's cosmetic I wouldn't worry about, there are better facelifts to be spending money on IMO, besides, it'll give the house that 'old' character...heh.

I have had a few discussions with homeowners over the years about their sag issues where they were told it was a result of condensation (by other roofers). I figure they're just trying to get the job and don't know ass, but maybe I'm wrong? I can see condensation rotting decking and creating deck sag, but I'm thinking that truss sag from condensation would be a pretty spooky thing to be living under, not to mention wet (which none of these cases were)...anyhow...

With regards to the original post, I would probably be happy with the job (providing it didn't leak), and pay the roofer for his hard earned dollars. Don't forget to thank him or her or them, people are to quick to bitch nowadays, and generally too pompous to thank.
