EPDM RUBBER Pricing (commercial)
What is a typical installed price for EPDM Rubber on a commercial project in Minnesota? Nothing fancy, just a plain 45 mil uncured glued on over recovery board?
Typical installations over gravel on commercial leave the rock in place, cover it with foam board or fiberboard, then glue or screw the EPDM. I have several projects coming up, and the prices I hear range from absurdly high to absurdly low. (Averaging them does not seem reasonable.) I understand that putting EPDM on some homeowner's fly deck or porch commands a high price. I am asking about small commercial buildings, 100-200 square, fairly straightforward installation with no major obstructions. As the weather turns (from cold to colder), I am increasingly interested in mechanically-fastened installations, and much less so in glued down. Anyone have a rational idea of price for mechanically-fastened 45 mil uncured or reinforced EPDM on small commercial buildings in the Twin Cities? I understand that many on this forum specialize in residential, which tends to have a substantially different pricing structure. I would appreciate any suggestions, comments, or advice from commercial roofers specifically, or those roofers with commercial experience. Thanks! |

Well alot depends on detail but off the top of my head and without seeing the project.350 TO 495 ballpark or you could go lower down to 250 dont know your situation as far as overhead material cost in your area ect.Just my 2cents

Geez! There are a lot of variables that go into figuring that price. Manufacturer, fully adhered or mechanically attached, warranty fees and type of recovery board.
I can do a Genflex EPDM fully adhered for around $.90 a foot or $90.00 a square cost before labor. Carlisle is much higher due to the fact they are much more proud of their material. It does not matter where you are, I can get the same material prices from several manufacturers nationwide but labor will vary. I laid more Carlisle FLEECEBACK in a two year span than anyone in the U.S. according to Carlisle and it is High Dollar but lots of Roof Consultants and Architects are specifying it on commercial stuff due to the wind uplift rating. Parts of the White House and the Air Force One Hangar have it on there because I put it there. Bottomline is there are many different ways to go with a wide range of prices. Where i am from a sub will lay just about any single ply for $.80 to $1.00 a foot labor only. So a cheap .045 system without factory warranty will run you about $2.00 a foot cost give or take and we sell it for between $3.50 and $4.00 a foot. The bigger they are the cheaper you can get the labor. |
