EPDM Pricing


On a small job, currently gravel, to be cleared off by the owner, what is a reasonable price for installing 2" to 3" of insulation (2" of high density foam, then tapering with rigid fiberboard to facilitate drainage, 2" to 0 over the foam), then a fully adhered EPDM membrane. Insulation has to be secured with galvanized plates and screws to the steel deck below the existing roof.

I am not asking the cost of materials, but rather what you think a fair price would be for the installation labor. Roof is 17 square, one story, easy access, and stuck on the front of a very large commercial facility that I hope to do in the spring.

Any experience with small EPDM installations?

Typical break down w/ labor & materials...

$135 for 1.5" ISo (if 3" double this)
$350 for tapered EPS
$50 for hard board
$200 for fully adhered EPDM (I'm told this is really high but I can't see how, however some guys in my area are doing it for half price!!!)
Plus flashings.

EPDM is about $40 a sqaure and ISO about $85 so do the match Hope this helps.

Thanks! The $200 is material and labor for fully-adhered EPDM only, and the $40 per square price is the installation labor only?

Actually no. I just re-read that with some coffee in my gutt. I am saying $160 is labor, adhesive, fasteners, flashing, sealants... and $40 is cheap 45 mil membrane.

I dont understand $200 a square (10*10) fully adhered including labor and materials.
45mill epdm- 40 cents a sq/ft so $40 a square
bonding adhesive- $140 5 gallon pail with 60 sq/ft coverage
seem tape- $110 for 100 feet
primer- $90 for 5 gallon pail (only need one)
cover tape for flashing if needed- $200 for 100 feet
wither hats for plumbing- $20 per
Rps (some warranty's void without)- $100 for 100 feet

prices will fluctuate per contractor but this is average to low. Materials alone call for average price of $200-$300 per square. It all depends on the job details i.e scuppers, crickets, corners, access, ect.ect.ect
