I'm not hurting for work, but I honestly do roofing for the money. It's really hard work, and I like that but if I did not make what I do, I would not be doing it.

Last year I was figuring I paid around $80 a square for materials. My distributor gives me good prices, a contractor price and deducts a good percent off that as I am one of their biggest accounts.

This year, I'm paying $120-130 a square for materials. I actually getting my Landmarks for less than my distributor pays for them right now.

Last year, the cake roofs I would never bid under $200 a square, so this year I figure the cheapest I can do a roof is $250 a sqare.

I couple had selected my company to do a 40 square roof over and they were contractually obligated to do that. Eventually, with my help they wanted to do a tear off. They wanted me to match another bid of $8400. that is $210 a square. With current prices, that would be like bidding it last year at $160.

I have enough work booked that I don't have to worry, but for some reason it really bothers me that a roofer is charging $70 a square for tear off and installation of a roof. I thought maybe he was getting better prices than me, but I don't see how. No one has inventory left from last year, if they do, they just sell them for a profit.

Under priced roofers simply do not suprise me anymore.

I did a 59 squ villa last week in westford development in Canfield, Ohio.
Half the job was 8/12 an half 12/12, with timberlines being installed and 135 liniel feet of ridge vent,
job was new construction and GC supplied materials, framers installed underlayment including i&w, plus they cut out the ridge for the vent.
So all i supplied was labor to install shingles and vents.

My price was $50.00 per square on 8/12, $60.00 per square on 12/12 and $1.00 per liniel foot of vent.

I showed up for work on monday and there were two business cards nailed to the garage wall,
ACE Roofing = $40.00 per square......
Arrow Roofing = $35.00 per square.........

Neither have different charges for installing 8/12 or 12/12 and neither charge to install cap over ridge vents.

A sub crew contacted me a couple weeks ago about doing re-roofs/tear-offs for me,
they said the would charge me the same as they charge AIME Construction, which is who they had been working for.
Thier price for a tear off 'labor only'= $50.00 per square up to a 8/12 pitch and $70.00 per square for anything steeper.

I told them i don't use subs that don't carry proper insurances 'which they don't', and told them they would make more money than that if they went onto my payroll and let me with hold taxes and pay thier insurances etc.
They said no thanks.

That’s ridiculous,
I just booked a new construction 1 story, 5:12 for $85 a square.
I’m not bidding anything under $230 a square for re-roofs.
After paying for my labor, trucks, gas, dump fee’s, insurance and the occasional piece of equipment, I have been having a hard time with the prices increasing so fast.
I don’t advertise on Craigslist anymore, even though it’s free as I just get upset reading “We beat all contractor estimates!”. Those contractors will work for me next year and I’m happy to pay them a respectable wage if they do good work.
