Condensation In Attic On Aluminum Vents


Homeowner calls me up, I look into attic and there is condensation on all of the Lomanco 750 vents(condensation not present anywhere but the aluminum vents) ;water spots on ceiling below all vents. I call Lomanco meet a rep, he determines I need to add more soffit vents(unbalanced ventilation system) OK. The homeowner calls me back anhour after I meet the rep and says this did't do this before we put the roof on, why is it doing it now. Does anyone have any idea why this is doing this all of sudden?

Did he used to go up in the attic to check the underside of his old vents prior to you putting on a new roof?

If he says yes, ask him why? Who in there right mind would ever look for anything there unless they were already having a problem that needed investigation.

Did you take photos of the conditions while you were in progress of the job? We shoot before, during and finals for each and every job, especially if we see some problems which were pre-existing.

Intake ventilation to allow fresh air intake to circulate is more important than the exhaust portion of the equation.

Does any of the bathroom exhaust vent feed directly into the attic? If they are tubed to a proper damper vent, are there any leak spots to allow humidity to escape? Venting the hose to the soffit vents is not an acceptable solution.

Did any insulation get disturbed in the attic, creating hot spots where the limited R-Value areas are?

Are there any gable vents in the walls, creating a short circuiting of the total ventilation sysyem?

You are lucky a manufacturers rep came out to inspect for problems, but realize that his answers are only going to be biased towards protecting his companies best interests.
