Concrete Roof Coating?


I am just starting to get plans together for a local businessman on a 3200 sq.ft office building that I will do in ICF with a litedeck roof on 2/12 pitch. This will be my first concrete roof, and so I am considering options on the coating for the roof. I am thinking along the lines of having a spray foam insulator apply a polyurea coating to the roof surface, or is there a better option? Thoughts guys?

I don't know much about poyurea as its not big where I'm from B.C.,Canada.We usually prime the deck,and put a 2-ply sbs system,cold-applied or torched.But you probably already know that.So I don't think I was helpful at all,lol

As much roofing as I have done, you would think I would know, but torch downs and membranes are out of my experience. Metal is my specialty.

I would not go with the polyurea coating I belive it will soon fail.

I would go with the 2-ply sbs system,cold-applied or torched.
or
4 ply hot tar/built up
or
ballaseted epdm would work as well

I have yet to see a sprayed bedliner in a truck fail....and that is a polyurea.....I know it can be color tinted for reflection. So why do you think it will fail? UV breakdown?

Got word today the project fell through, but oh well.

I am really getting concerned how things are going...I have lost the last 3 large projects in the bid phases.....at least this one simply was due to the customer deciding to rent for a few more years before building his new offices.
