California Commercial Roofing


Curious what the average cost per sq. is for a flat commercial roof. Tear off existing roof. Hot Mopped Fiberglass base / 1ply / cap sheet.

is that a standard practice?
why mop down a base and 1?why not just base or a 2 or 3 ply,1 ply just seems like a waste of time.

I did write that down wrong. No I would not hot mop the base. I would be using a 2 ply.

Just curious on the average pricing for something like that.

It's probably a mopped down SBS modified bitumen syste. I have never done such a minimal spec, so I can not help you.

Plus, I need more details on the T.O. Is it on metal F decking, or plywood or plank board? If so, then is the hot mopped down to a primer? Is there any insulation to be torn off, and if so, how thick? Is it mopped in place or mechanicaly attached? With simplex fasteners or screws? Is there a gravel surface that needs to be vacumed off first? Is there stil a lot of loose gravel, or has most of it washed off? Is is an existing asphalt roof or coal tar pitch? How many stories tal is it? How large of a roof, square footage wise? Are there any parapet wals in the way? What about expansion joints?

A simple question is not that simple.

Yeah, there is no such thing.

When a customer asks me for an average price for other homes roofed in the neighborhood, I just barrage them with a full load of different scenarios and conditions.

You know, although my average initial sale comes out to about $ 8,212.00, the after job invoice reflecting the change orders, especialy for plywood decking replacement, brings that up significantly. Is there home going to be the one home we did for $ 3,200.00 or is it going to be the one we did for $ 48,000.00? Do they live in there home exactly the same way as their neighbor does? Do they have the same color exterior and the same ventilation conditions? Has their roof been on shorter or longer than the neighbors? Do they have just one layer on it now or is it multiple layers? Blah-Blah-Blah, etc........

It is a flat roof on a commercial wharehouse, 400 squares. Pre existing roof consists of felt paper and cap sheet. very easy tear off situation.

to put a base + ply + cap on 400 squares i would think there is an average that contractors charge to do such work.

$ 300.00 per square

$ 600.00 per square

$ 1,200.00 per square

If you can not figure out how long it is going to take in advance, then just guess and hope for the best results.

Please feel free to use one of my previous guestimates if you like.
